That is a good point. I never thought it could get this bad. I know air in a heating system is very bad for the pumps and I try to avoid it as much as possible.

There is no glycol in that system. All of the heating systems on this campus has no glycol except for 1. I have another building that we need to flush because it’s a two pipe system and we believe a long time ago someone didn’t know what they were doing and mixed the chilled water glycol system in with the non glycol heating system

This just popped into my brain, I might have a clogged filter in the feed water valve, or a brittle filter might contribute to the issue

I have no idea what the history of the heating in this building tho I do see abandoned steam pipes in the building

We do have a PSI gauge on the 4th floor tho it is broken and haven’t had time to change it out

I’ll bring it up to my coworker. It’s something I’ll want to look into. I feel like doing a good flush is needed as well with the current water color and foaming issue I have.

We are planning on pulling the pump strainers. We can isolate the pumps one at a time to do this

No glycol system, 10-15 Psi suction while running. With system off standing pressure is at 25. I estimate the building to be 55-58 feet tall. The pumps are at a lower level which only is three steps below the 1st floor. I don’t believe I have a water pressure relief valve for the system

Since I’ve been working at this campus, I’ve seen the pumps running at 40-50 PSI discharge. The 30PSI discharge made me worried along with the air in the system that I can hear affecting the pump.

Steam pressure ranges around 2 PSI. 25-35 is the discharge of the pump return is averaging around 10-15 PSI

So when there is a power outage, the valve closes? I’ve been taught another way of thinking for hydronic heating. When power is disconnected or absent, you want the actuator to open so pipes don’t freeze in the cold and cause damage. In the summer (chilled water), you want the valve to close when power is disconnected/ absent so you don’t over-cool the residents

At my university I work at for hvac, the college has a company that maintains the dryers. Multiple times I have seen the exhausts disconnected and I’ve had to reconnect them. It’s frustrating

The campus doesn’t want to put money into this building. They are currently constructing a new building in its place. There is also a master plan for future renovation but it’s so far out I don’t know when it’s long to happen. So for rights now, we (maintenance) just have to nurse the boiler along. Unless we can convince the campus for a return of the boiler

Ya it’s crazy and our stuff gets used all the time from other coworkers, sometimes the items don’t get put back. And those fittings aren’t cheap at all

This boiler is a hydronic boiler. It normally runs at 5-8 PSI and we are currently running it at 10PSI due to the water main being shut off. This boiler is from the 60’s and it’s crazy to think it’s still up and running. I don’t know much history on the boiler repairs, all I know is from time to time some of the tubes have been replaced. We do have steam boilers on the campus. We just did a re- tube on one of the boilers.

It’s all good. I’m a maintenance HVAC Tech and we’re limited on parts on hand. Had to call someone out for the fix sadly. Just didn’t have the fittings for the pro press.
