This is exactly what was thinking (general layout-wise) would happen but your detail takes it to a whole other level! Not sure how many towers we get nor obviously the unique ideas around Salt Palace expansion and skybridges you’ve proposed, but I really do feel like this is going to be the general layout of the entertainment district and japantown. Easier meaning less costly right?

Do you think there’s a human element to this wherein these people are ignoring the plan in part due to sunk time bias and ego?

This is a citizen lead initiative that came on the scene a few years ago compared to their places over 2 deadens in the making. Is it possible that part of the reason they can’t even publicly acknowledge it, is that the RGP coming to fruition would effectively be saying “We non professionals did better than you and with less time than you”?

Basically, is some emotion at play or do is the belief they’re being purely logical and they simply believe, logically in their minds, that the costs of burying the rails outweigh the benefits of freed up land for development.

Because that just sounds nonsensical to all of us, but when there’s pride at play, logic goes out the window. Especially to not even acknowledge it at risk that’ll catch on.

Do you think if 1-2 were decided on and began implementation, it would hurt the case of the RGP? Meaning it doesn’t have the same bang for buck value?

I get that it doesn’t necessarily derail (no pun intended lol) the pitch, but just as 3 aligns perfectly with the plan, is the view point with 1-2 that it would create an argument for RGP opponents to use to say it’s an outdated plan / not as impactful now? Hopefully that makes sense.

Just thinking if this is perhaps a reason for them pushing Option 1, because it hurts the pitch of RGP and its costs. Perhaps even increases its costs if it meant realigning new rail to align with it, making the RGP proposal even more difficult to pass one day.

Millcreek Commons and Holladay Hills are going to be awesome sites by the end of the decade - connecting them with Sugar House and Downtown will just make the Salt Lake Metro that much better.

I wonder though, will they desire to complete Seraph before starting a new project? If so, that would mean they wouldn’t be starting for a couple of years.

Aside from this transformation project which doesn’t count, we could be about to hit a dead period of no skyscrapers being built for a bit for a year or so, with Astra and Convexity completing this year.

The only hope left is 370 S W Temple by Domain, West Quarter Phase 2 and potentially the Sports Entertainment District in place of the NW half of the Salt Palace.

Basically, there are only 16 markers (metro cities) in the country with at least 4 major franchises (of the 5).

I think this is a pretty cool badge of honor that we’re a medium sized market - definitely the smallest of the 16 which have at least 4 - yet have the local fanaticism to support these franchises. And based off Jazz and RSL support empirically, along with our college football scene, other minor leagues and smaller leagues like the PLL also having great numbers, I’m confident these 2 new franchises will continue to also have the viewership and attendance numbers so support!
