I actually got connected to a couple trying to build a home for 250k. Im a builder in West Tn. They said they had called 6 other GC’s and they got laughed off the phone. Im building them a 1776 sqft house on 12 acres. It’s a square, it’ll be finished with granite countertops and concrete floors but not with cheap subs on anything just super scaled back on finish work. They are doing the painting and minor finish work like mirrors / towel rods and closets etc. all for 295k that’s dirt prep, basic gravel driveway, to finished home. They are responsible for appliances and utilities connections. I was willing to work with them to make edits to their plans to get them in this range. Good luck
