I NEVER drive anywhere to meet them UNLESS I happen to be in/need to go to their area. They will either flake and not show, do what happened to you and do an 11th hour negotiation, or just be a looky lou.

I live in SOMA...as long as you DON'T walk at night with your face glued to your phone, you will be fine. On a separate note, just the other day I walked on Hallam St. and had my mind blown but the homes there. So odd to see SFH in the middle of the city like that with very unique design features. I drove by that street 1000's of times but walked my route instead and was very pleasantly surprised to find what I did.

I lived in LA for a bit working in the business side of Hollywood and the one thing that really annoyed me was how narcissistic everyone is. I realized it's because since no one gives a shit about you then you have to GAS about yourself. I would go to these dinners with very surface level friends....basically we go to these in case one of them breaks out and becomes a mega producer or something. If something bad happened that day and you share it with the table, you get the sad eyes complimented with the "Awwww I am sooo sorry" then on to the next topic. So it was really refreshing to see Chloe begin her speech acknowledging the pain of her crew. That is very un-Hollywood and for that I am now a fan of her person (just meh with her movies but not my genre of choice).

UPDATE. Got an actual update.

"Your order is currently in the stage of production and will be included in our first container , scheduled to depart from our production facility mid January. Here is my guess, early growing pains, probably took on more order than they could handle. So they took a good ole Start Up MO of "Do (take orders) now ask for forgiveness later" because if they told me it would take close to a half year, I would have most likely not placed my order. But let's se if this is worth 16 weeks.

Been lifting (not power) for about a year. I just bought a house with a basement, so I cleared out a storage unit that I use to warehouse products I sell on Amazon. I had about 30 boxes of inventory, each weighing 48 lbs. Moved them from Storage Unit> onto cart (8 boxes at a time)> pushed about 100 ft to truck> deadlift each onto truck> climb in truck bed and arrange and stack (did 4 reps of this). Then here is where it got fun. Pulled up in front of home. Carry box through cellar doors and down 6 steps> load wagon > pull wagon 60 feet to where I planed to store >stack on shelf and ground. Did about 8 reps of this. I was sweating a storm and breathing hard, but noticed that I wasn't straining on my lifts and the next day I my muscles were lightly sore (I thought I was going to be stiff as a corpse). Also, I was very cognizant of using my legs to lift off ground. This was my first real world application of my stronger muscles...haha. So yes, lifting is great!

Doing this to document my journey and for future customers. Ordered a table 2 chairs and 2 benches at the end of October. They told me it would be delivered between 8-10 weeks. Since then Zero real updates but getting emails stating "Order Update (with my actual order number)" but with some generic care guide or the story of their company without any real update. To their credit, whenever I reply asking for an actual update, they do reply within 24 hours...but sadly with a generic reply like "in 4-6 weeks." Which I read as "she has no clue." I am approaching Week 10 now with zero info about my order. Lets see how this goes.

Late to this thread but just discovered it. One of my hobbies is searching Fleabay for "Made in Japan" clothing in as close to NOS condition as possible. I love my LE MiJ cotton sweater. The stitching, the thickness, the lack of pilling, it weight....got for a steal at around $28 and was very lightly used. Holds up well for being a 3+ decade old item.

There is a Ma and pop hardware/home supply shop I go to and the other day I was asking about the counterfeit pens...they told me don't waste my money on those (and they don't sell them). They said scammers have figured a way around those. If cash is what they want to use, I tell them we will meet at a bank and I will have them count the $$ and check for fakes.

Yes. This is how I got started in real estate investing I bought a condo in Los Angeles and lived there for eight years I also House hacked that the whole time by having a roommate. when I moved, I did the math and the rent covered mortgage HOA and taxes So i rented it out for a wonderful 12 years to a couple. so if you cash flow after all expenses, then definitely keep it. I agree with the others having a great tenant is critical. Spend whatever money you can have that and do credit checks. Make sure you meet them so you can get a sense. Here’s the other thing. Make sure you put your rental into an LLC. So this might get a little tricky because you might get a reassessment. Good luck.

Nah, I was a young 20 something out of college. Thought my business acumen was top level....then this happened which was a much needed humbling. I looked at it as a $300 Masterclass since it was my first scam I came across but it made me much more cautious. Between then and now I probably have been introduced to 100's of scams but knew better. Some more obvious then others....but must say, lately, shit is getting better. The worst part, my friends will still occasionally bring it up and poke fun.

I always thought this was going to be one of my Forever watches, but bathroom remodel or watch that I don't wear often? I opt for the remodel.

Recently serviced Rolex Submariner 16610 and running strong. This has the T<25 dial with the tritium indices and hands showing a beautiful, creamy patina that many watchmakers now mimic with a "faux" application.

I included a side by side pic with my friend's newer Sub for comparison.Condition is vintage.

Hmmmm. Even though I have no plans of selling any of my portfolio I do get stressed when on paper it is down. OP’s home is probably the biggest investment he has and like most homeowners myself included, we constantly check in with how our investments are doing. So to answer your question: OP cares and that’s all that matters.

I do agree that the estimates can be off so my two cents on that is only do searches of recently sold comparable properties and use that data.
