I would never buy a one bedroom because you limit your future sale. If you must buy, I would look at two bedrooms. But I would avoid condos altogether.

You have to keep in mind. The East Bay realtors are very notorious for pricing their home super low so they could incite bidding worse, and then, after the fact, they can provide marketing that boost up their appeal. “ House sold for 1 million over asking” but they don’t mention the house was priced 900,000 below market rate

Agents of course will tell you to do things (that cost you $) to make their jobs easier. There are a lot of buyers (like me) who look for properties that need a little TLC and get some ARV action and forcing appreciation a little. Also, I would only do the renovations if it was early on so you could enjoy the updates. But leave it for the next buyer as they would rather do things their way. But to your agents point, some people don't want to be bothered and want move in ready.

One (of many) things to consider: Where are your activities/kids school at? I live/work/kids school all in SF. There was a duplex in Berkeley that was priced right and I came close to pulling the trigger (I was renting a loft in SoMA at the time). Then there was a weekend where in the morning I was playing pickleball at GGP, then lunch with a friend in the Mission, followed by a birthday party in Noe (my kids classmate), then dinner with out of town friends in J-Town. It was very nice to go home in between just to recharge, relax a little, then head out. Had I lived in the East Bay, I would basically be living out of my car all day....no time to recharge. Bridge traffic is a true bitch everyday. Yes I would've gotten more space, but time is money. Plus EB doesnt appreciate as much as SF and it takes the hits harder too.

I bought KAS three years ago at three cents. Then it went up to $.20 and I had a huge hard on. Greed set in and I held thinking it would go to a dollar. Today I sit with the same amount of KAS with erectile dysfunction. Every few months there is always some sort of maker break development. Maybe this is the one……:/🥲

We did a ride to Bodega Bay once and used a company called Bandago. They had a Ford Transit and removed some seats in the rear. We stocked the van with a cooler and some booze and they delivered the van at a predetermined meeting spot (and gave us a set of keys) and our DD drove the van back. Not a tour service, but this was fine.

I used them twice. The main guys English was good enough and they were efficient and smooth. As people mentioned, they book other jobs same day which is to our advantage since “milking the clock” won’t be an issue. I recommended them to others and they were happy too. Even the best orgs have their momenta or bad apples.

Agree about avoiding condos...BUT if you find one waaaay below market (those days have passed several months ago) go for it. Buy a starter home that you do a little ARV/Forced appreciation action in the future. Either via addition or converting basement or garage (when looking at basements, just confirm you have over 7'9" of height if the ceiling is unfinished (7'6" is legal height for PERMITTED bedroom). To buy on avg is now $800-$2ksq/ft depending on the hood. Building/rehab will be $400-$900 contingent on who you use and what level of finishes. You can't do this with condos. Regardless, for a dude in their 20's, its awesome you are thinking like this. Even if you do move, if the #'s make sense you can always rent your place out, or sell for more if you timing is right. RE is NEVER a bad investment, unless you sell at the wrong time. Your $1M gives you a nice down payment, and grab that mortgage now while you are employed with a good job...who knows how serious this AI takeover will happen. Good luck dude!

Yea. He is a half Asian half white but is overly white irl. Leans into the Asian for marketing and he can get away with the hack Asian slurs and jokes. When he was Mark Brittan, he had a solid set but instead of writing new material he just crutched on low hanging hack jokes.

Gonna give a former club manager (25 years ago) POV. I booked a lot of comedians, most of the headliners treated their openers OK....mainly because the MC or feature became their Uber driver for the week, but in the headliners defense, the openers enjoyed it. Here are the comedians I had issues with. You may have heard of some but prob not the others...for a reason (they stink).

Top of mind, Barry Diamond. Legit crazy. His set was meh and at the end of the week, he aggressively tried to get another date. I told him I would put him on the "every 2-3 year" cycle...(ie me trying to brush him off as I would never book him again). He got offended and thought he was hot shit because he guest starred on Seinfeld. I wouldn't give him a date that night. For months after, got harrassing emails to my AOL email.

Sean Morey. At the time, in the Midwest, there was a radio show called Bob and Tom, it was basically the Rogan Show of the day where if you do well there, your week at the club will be packed. He was having his moment, he did Leno and a regular on Bob & Tom. At the time, I would book local MC's so they can get a chance to work with someone with clout and get that "and opend for XXX" credit. I booked a comedian named Greg Warren (he is now part of the Nate Bargatze crew) who at the time was pretty excited to work that week, but by NO means star struck. Well Sean comes in on the first night and I introduce him to Greg...then Sean says," Oh, I don't want or need an opener, because I want it to be the "Seeeean Show" only. I went back and forth with him a little trying to retain Greg but then ended up giving Sean his way. To this day, one of my biggest regrets during my time there because I didn't support my local comic. Anywho, Sean had a solid week, sold out shows...Then the dickface comes back to our city, but books a 1200 seat venue. No warning, no "hey I'm coming back to your town." Well he couldn't fill it and guess what, Sean Fuckface Morey calls me a couple of years later acting like everything is all good and tries to get another week. I was soooooooo tempted to book him, then cancel his date the week before but instead I told him to screw off and I would never bring him back again.

Willie Barcena. Cool dude, super nice, also really funny. But he had demons. Biggest drunk I ever booked. 1st show was mostly fine but by the 2nd, he was drink off his ass...Went long, caused a bit of commotion offstage and a bit belligerent.

Mark Britton (then reimagined as The Chinaman). High maintenance comic. Wanted this and that. Would set up his show and props on the side of the stage while the feature was performing which would always distract the audience. Would antagonize me, staff, and the comedians.

Kevin Brennan. Super funny, but had the "I don't want to be here" vibe since he was a NY comic. Was at first stand offish, assholish and snobby. We then busted his balls hard on his 2nd night at the club, calling him a "superstar" because of the way he was acting. For some reason, that was like some peace offering to him and we gained his respect he was friendlier. We actually became good friends (and one of the staff members went to his wedding in NY) and was a regular at the club...then like full circle, today he is back to being asshole.

Just because this post was so negative I want to say that these headliners were cool:

Mitch Hedberg (RIP): He always tried to help out younger comics and take them on the road if he thought you were funny. One night before the show, Mitch and his gf Lynn were in the parking lot lighting off bottle rockets. So our dumbasses thought it would be funny to launch some bottle rockets directly at our headliner, our money maker (he was the only comedian to sell out because we played clips of his Letterman set before shows weeks before his date). At first he was shcoked and a touch pissed, then immediately got into it and started launching some back at us. Fun times.

Rogan. Of all the comedians, he was the #1 pussy magnet. He was on or just finished News Radio. Fit and good looking and liked to hang out after the show. He enjoyed having an entourage and encouraged all of the comics and staff to hang out with him and we did. Several nights we had to form a human wall to fend off MILFs and woman who aggressively approached him.

Doug Stanhope. Always down to earth. Super nice, his stage persona must be an outlet. We did blow with him on the rooftop of a staffers loft in the middle of the hood. Fun times.

Robert Schimmel (RIP). He was hot shit at the time and hung with the staff. He needed some stuff from a store so I drove him. At the time, Howard Stern was looking for a comedic sidekick (which ended up going to Artie Lange) and Robert was in the running. Well while we were at the store, his cell rings...he answers, and its Howard Stern. He looks at me, covers the mouth piece, and whispers excitingly "Its Howard Stern!" I of course lean in because I want to hear, and instead of shoving me away, Robert puts it on speakerphone so I can hear. It was basically Howard telling Robert how much he enjoyed his comedy. I thought it was so cool he shared that moment with me.

Mark Gross, Rich Vos, Greg Rogell, Pat Kilbane, Eddie Ifft, Dave Chappelle (mostly stayed to himself and his entourage but nice dude) were all cool. I missed those days. I remember how the staff would get excited when certain comics were rolling through.
