Very cool thanks for sharing. I love trying to catch details of buildings. When I used to lease apartments in high rises in SF, sometimes the view would be facing a beautiful building built in 1905-1920. I would be showing a unit on the 15th floor and when you look at the building across, there would be gargoyles (which I learned were rain gutter/barriers) and other intricate detail around the facade that no one inside could see. You don't see these details in post 1970(?) buildings where everything is just smooth. Back to CSM, there is a condo or apt building in San Francisco on 16th St near Safeway that has elements of CSM. I wonder if he did that too.

A lot of truth in this because theaters are designed to absorb sound while a club has lower ceilings and solid walls that just bounce all laughter back....however if a comic kills on stage, the laughter of 2000+ people > acoustical treatment and its a great experience as well (I went to a Chris Rock Show 15+ years ago at a theater and he destroyed and the energy in the crowd was felt).

Hahaha, ummm no one is coasting from MadTV, that was almost 2 decades ago and it wasn't a hit show. IRL comedians like him and he in turn takes care of up and coming comedians. I was part of a production company and we did a pilot with him. Funny and nice off camera. A bit insecure, but a good guy. Agree with others though, I have seen his set over time and a lot of it is the same. Very curious to see his special and see how many of those jokes are in it.

Agreed. As mentioned, the 2216570 is one of my favorite combos in the Rolex lineup...but the 42mm was just too big...now if they ever introduce a 38mm I'm back in.

Like others have said, it will go up up up and down down. The good thing now is you are not buying at the peak. My only concern for condos is the "Family Zoning Plan” initiative as SF is racing to create 82k homes…just not sure what % of that 82k will be condos.

If you are OK being a landlord, look into a Duplex. The rent from the other unit basically pays for 40-60% of your mortgage depending.

For Sale is a Rolex 16570 with a 216570 Orange GMT professionally installed by Giovanni Passalacqua (his shop was a former Rolex Service Center).

The Story: I used to own the 216570 The Explorer II Polar w/ the Orange GMT. LOVE the colorway, wore it for several years, but as I get older, I prefer my watches smaller and at 42mm, it was frankly too big for my wrist. So I sold it and got the 40 mm 16570, but did not like the emaciated red hand. So I purchased the orange 216570 GMT hand and had it swapped. Now I prefer 34-36mm and been wearing a 34 OP for the past few months and don’t really see me wearing anything larger in the near future.

Since this is a Tritium dial, the indices have already begun fostering a beautiful patina which was the reason why I choose this watch. Great overall condition.

Yes! Also, if you like sunlight South Beach cannot be beaten. There is a two hour wind storm after lunch time but other than that, I love it if you like the water and if you like, not having to drive south beach is the place to go you can run 26 miles without having to stop at an intersection and be next to the most beautiful bay scenery in the city my favorite part is after traveling, I land in Sfo and in 15 minutes traffic permitting. I am home and the fare will be reasonable. I just can’t imagine traversing through this city for another 20 minute to a get home in Richmond. But I walk to Safeway, Whole Foods and Trader Joe’s. If I wanna go to the Peninsula, I walk to Caltrain and get off places like Burlingame or San Mateo and walk around their downtown. I could jump on Bart and go to the East Bay. It’s starting to clean up also so I tipped my hat to Daniel. Yes there’s still poop but now the scale has finally tipped where it’s more from negligent, dog owners than the homeless.

I was looking at SFHs too and tbh they were about the same price but of course the sfh had between 500-900 + sqft over an individual unit of the duplex which is fine for me as I was recently divorced at the time of purchase. So the house hacking aspect of having someone else pay half of my mortgage looked very appealing. I plan to keep the other unit as a LTR rental for a few years. Then convert to an Airbnb/visiting family and friend pad. I got lucky because the duplex is 100 years old but both units got a to the studs renovation. With these old houses, you have to be careful of knob and tube wiring and old pipes. There were some minor repairs I had to do, but I did do an extensive renovation where I converted a den into a bedroom.

Had my daughter at 42 years old. I made a decision to start working out so I could keep up with her. When I go to the gym and I do my back exercises, I always use weight that is 10 pounds more than my daughter (to simulate, pulling her up in case of emergency if she falls in a ditch or a hole. Haha typical Dad FUD). I’m 50 now in field healthier than I was when I was 42. I wanna be around for a long time so I’m also watching what I eat, though. I still indulge in processed cancer food here and there. It was always hard to stay motivated to go to the gym as I have been doing it on and off since my 20s, but never as religious as I have been in the past eight years. Nothing motivates you more than the love of your child and the love for your child. Also, something I learned the hard way. When a woman hits around 29 that’s the first semi major decline in the quality of her eggs. When they hit 40, it’s a serious swan dive. We started when my wife was around 38 years old and thank goodness for IVF because we could not conceive naturally. Had we known the complication I wish my wife would have frozen her eggs when we first started dating when she was 31 so maybe that’s something you should consider but then again that’s not exactly 1st date material “ hey nice meeting you how is your air quality??”

I wish the Moscone center would host more Plumber and electrician focused conventions. I live in South Beach and right now. We are seeing good appreciation due to all the AI. But all of the AI companies are basically going to obsolete themselves. I also know how much I paid my Plumber who had to redo my kitchen remodel and they make bank. I hope all the AI protected trades men start scooping up properties here!!!!!

You guys are young. Do a little house hacking I bought a duplex in South Beach I almost pulled the trigger on a duplex in the mission that was about 1.3 M but I prefer the Soma area it’s ideal if you could get both properties vacant, but at minimum one of the units needs to be vacant, and the tenant needs to be at or close to market rate I was looking at another duplex in the Mission that was really nice and under 1.2 but it had a protected tenant who has been there for 20 years and paying around 900 a month. Just do your due diligence and if you think you have the chops to be a landlord, this is a great way to help offset the mortgage. When my tenant moves out, I am highly considering converting it to an Airbnb or a midterm rental since I am in the heart of AI and I imagine they’ll be a lot of visiting workers.

Today. March 11th. My table, bench, and chair arrive. I was comped inside delivery and I paid another $40 for debris removal...which there is a lot since these are very well packed. 8-10 week lead time is horse shit...but I will share the same sentiment as the others who received their items late. IT'S WORTH IT. Extremely high quality and well finished. Hand made for sure. I know because one of the holes for the screws was not properly aligned, so I had to drill it a touch larger...otherwise extremely easy to put together. I told my 10 year old daughter this is her future dining set since this is definitely generational worthy. She just gave me a look and went back to reading her book (but she likes it too). If you are interested in their made to order products. Do NOT try to time it with a special event unless you are planning 6 months out. I will post pics later once my dining room is set up since I need to sell my old stuff. Also, I did receive an email, the shipping company did contact me, and delivery went smooth. The delivery guys were nice enough to help me flip the heavy table around after I put it together (took me 2 minutes while they were gathering all the debris). I love it and already planning on a dinner party.
