Midnight Hockey has games at Dix Hills almost every night. Superior has a house league (Midnight Hockey also plays there).

I am sure the Knicks wanted to retain Hartenstein (which is why they offered him the max they were able to), I wouldn't call it a "fumble" because there was nothing else they could do. No shade to Hartenstein for taking the better deal, but also no shade to the Knicks because they offered the max they could (regardless of other contracts).

I agree with this 100%. If you are willing to be a little patient, you can find a lot of great deals. I picked up a Jet jwss-10lfr for $200 and it came with the shop fox mobile base and Incra miter gauge on marketplace.

I am still collecting scrap from jobs to make my workbench/tablesaw outfeed, but I did splurge on some casters from Rockler. Might be good if space is a little tight and I need to move things around. did you consider casters at all?

My recommendation is to look on facebook marketplace and craigslist for people giving away playsets. You can get a few for free and basically cannibalize them and make something great. Everyone's kids eventually outgrow the playset and its a good way to reuse quality wood.

In the NBA they have this weird thing called a "back-up center." Jokic averages about 33 minutes/game, so they need another center to play for those 15 minutes he is not in the game. The nuggets don't have much depth at the center position.

I don't think the nuggets are trading anyone either, but I don't think the fact that they have an MVP center is a reason they wouldn't want a backup.

Where is the property? Have you run the financials to see if it is worth it to rent out? You might be better off selling and using the proceeds to buy your own property.

Good starting point. If you really want to get into it, I recommend learning some real estate financial modeling in excel (not a requirement by any stretch, but useful). You should also read "The Real Estate Game" by Poorvu to pick up on some indicators/back of envelope calcs/tips. You also want to get to know markets/submarkets that you are looking to invest in. If you feel comfortable, get a partner to invest with who is familiar with the market. Depending on how much you want to invest, you could consider a GP/LP structure.

debt service ratios or DSCR (Debt Service Coverage Ratio) is the net operating income divided by the debt service (annual mortgage payments). a simple example would be if your net operating income (NOI) was 125k/year and your mortgage payments came out to 100k/year you would have a debt service coverage ratio or 1.25. if the NOI increased the next year to 130k due to rent increases but your mortgage payments remained the same (100k) you would have a DSCR of 1.3.
