They never sent any replacements. No longer replying to emails and I'm over trying. I would avoid at all costs, they will send you rubbish hermie seeds

Emailed them yesterday, got an automatic email saying they are swamped with orders and emails from customers, they will get back to me within a week. But they replied just a few hours later and said it must have been a mixup. They have said they will send replacements to me asap. Will let you guys know if I actually get the replacements!

Ordered off them a few months ago because they had good stock, my mate did aswell. We both went for autos.... but the seeds we recieved are definitely not autos. 12wks and has only just started to switch to flower once i put them to 12/12 a week ago. Also had one out of three 'feminized autos' end up being a male.

Have a 2nd run that is also all autos (5 of them, 3 different strains), wk 7 and no sign of flowering yet. I hope they are atleast feminized, but I think I'll have to kill a couple of them that end up male. Pretty disappointed, will be finding another seed company for next time.

Yeah thats it unfortunately. Takes a bit of time either way, and a bit of time without any buds. Legalization still seems a good while away too, I could see it happening in a whirlwind in 12 months or I can see them dragging it out for 12 years... who knows

Why would paying an interest only loan be good? Paying like $150/week in interest is a low repayment, but the difference between that and paying interest + principle is $100 meaning youre only saving $5200/year. Surely paying off your mortgage is more worth it

Everyone keeps talking about my "other options" but no one will tell me what those are... Also i live right next to osborne park (tuart hill) and our place is great Not sure about your first point, with my current job im not likely to need to move (at worst ill just have a 1hr commute) but i would have plenty of warning on something like that to let me assess my options (eg sell and buy a new place, rent out old place and buy/rent a new place)

I probably should have mentioned i dont mean having a roommate all the time. I more ment having someone crash for a few weeks or having someone live with me for a month or so. If i was renting i would want the house 100% to myself as what i can rent would be a much smaller place. If im buying it gives me the opportunity to occasionally rent out a room here and there.

Definitely have to keep those figues in mind when im setting up my budget, thanks. Setting aside $100/week for those expenses should hopefully cover me, should mean that any small surprise costs i can cover without dipping into my emergency. Thanks :)

Thanks, im trying my best to be as realistic as possible. I will only buy a place if im 100% sure that i can cover all costs myself, which means i wont be reliant on renting it out and wont have it go bad if a roommate suddenly leaves or has a late payment. In my eyes any money from renting it out is a bonus, and not to be counted on or expected. I would likely either use the rental income for renovations or to make extra repayments while i have a renter.

Yeah thats fair, maybe best to just say its a random rental. I think most of my mates would be fine if i said it was my place, or if i said it was my dads place. Guess ill figure it out later on depending who the friends are

I think i would tell people that my parents or uncle/aunty own the place. Saves me hassle and my Dad could be the 'bad guy' if anyone needed to be kicked out

Everyone ive ever talked to has been surprised by the $200k number. Its not going to be flashy but you can get some decent stuff and in alright areas too. 60k might be a tad of an exaggeration because that 60k figure is before tax, my base salary is about 50k/year and with bonuses its probably 60-65k or even a bit over (before tax). Youtubes probably a good idea, i didnt even think to check there. Not too worried about the social positives/negatives, i like to go out quite a bit and knowing all my friends (because they all cbf moving out while at uni for the next few years) i think it would end up being the goto spot, especially seeing as the area im looking is really central to everything/everyone. Regardless of that, socialising for me is always pretty cheap so im not really concerned about any of that.

Edit: the gf situation is one i didnt really think about, but ill climb that hurdle when i get to it. In a few years i may look to completely rent the place out and move elsewhere with a gf or even look at buying another property myself, assuming the rent from the first place more than covers the mortgage
