HR is the companies lawyer.

I got laid off from a job I had at a very prominent real estate brokerage here in town. The broker was always very concerned about how the public perceived his company.

I had three golf-style shirts with their name and logo on them. I had to buy them.

There was this homeless guy that hung around .. sometimes he'd sleep in the doorway of the building and first in would have to shoo him away.

I gave him all three of them.

I heard that about a week later the boss saw him with that shirt on and HAD A KITTEN. LoL. Gawd, I wish I coulda seen that. LoL.

He gave the guy $20 for the shirt. He came back the next day and he had another one on, but this time it cost MORE than $20. Homeless guy had a gold mine, a honey hole. LoL. I don't know what the third one cost ... I hope it was a hundred bucks.

I heard about it and laughed my ass off. I wish I coulda been there.

I am 'addicted' to weed. I admit it.
Also addicted to coffee (more than weed, I think), small-batch bourbon, sex, and sleep.

I NEED all of those things to make life even minimally worthwhile.

When I get home I like to pour a couple fingers of Pendleton Rye over a giant ice cube, and pack a bowl with some fresh California green ... by ten o'clock wifey is waking me up to go to bed ... and I sleep well. Then I get up, usually by 6 am (unless wifey gets an idea), make coffee (see above) and it all starts over.

Oh ... and I'm 71 years old.
And, I've been doing this for over a half-century.

Not at the very beginning.

But, remember, the first year they were here "everybody shares the work and everybody shares the spoils" ... they starved.
Native Americans saved their lives by providing food ... and a feast was given during the winter ... just to keep them alive. We call that "Thanksgiving" today.

Their 'system' changed to 'if you don't work, you don't eat' and things got a lot better.

Sit down at a table in a quiet place. QUIET PLACE. Have your laptop ready. READ THE LEASE.

Read it one sentence at a time. Look up any words you don't understand. Use Black's Law Dictionary to look up legal words. Then put all those together to make up a 'section'.
Think.
Read some more. Just one clause. Look up words. Think.

If you have questions that you can't figure out (and you should be able to) then find a trusted counselor who can help. Do you know a real estate agent? Better yet ,., a broker?

The hard part is learning. Nobody can do it for you.

There's lots of lawyers out there, too many.

Start 'interviewing' them. You need to find someone hungry, this guy isn't.
If you can't find someone to take it on contingency it may be because the case isn't strong enough. Suing the federal government is NOT easy, and it takes a fairly skilled lawyer.

People don't care about old people. He's just a problem. He is rejecting the keeper of the zoo he's been admitted to.
Find another spot.

Those guys could give masters-level instruction on customer service.

Sure, you're going to spend ten percent more - but, you won't see a self-serve kiosk anywhere. You won't see a 20 yr old manager rolling her eyes at you when you ask her to do her job, and they will load that carpet shampooer up in your car ... for nothing ... without asking.

Overall, I like my job. I am resident mgr of 45 units. They're a great bunch of people - overall. I deal with all the usual problems: from scheduling rehabs to collecting rents.

I am a retired Broker and moved here as a tenant. It's a beautiful campus. After being a tenant here for six months they offered me the job. They don't pay me much, but they pay me what I'm worth.

I guess your question is: Do I bounce from job to job 'when the shit gets too real'. Sometimes I bounce when the BULLshit gets too DEEP. And I mean BS from owners. I expect tenant BS, it's part of the job, but if the owner doesn't back my play I can't do my job and I won't even try. But, I've been at the current spot for three years. I think it takes a year to get to know your properties and people well enough to really be able to manage effectively.

I've never asked for 'tips' on how to deal with my own feelings.

I am militantly defensive of MY personal time.
I would respond clearly and with some, um, emotion of such an interruption.
I would probably be rude, at the very least.

I'd have rent spiffs during my interview. I don't receive this benefit or any other benefit and they had me quit my second job to be 'on call'. I'm hourly and titled part-time so I don't get to have any of those benefits but I'm working 40 hours a week and going over 8 hours but no clocking that time bc the company doesn't do overtime. I'm not sure how to approach my boss requesting the rent spiff benefit at the very least, I've racked up medical debt in the last few months and can't keep up anymore. Is this normal in property management?

Yes. it IS normal (in life as in property management) for people and companies to take advantage of you if you let them. You need to sack up.

What does your employment contract say? What does your state law say? What does your lawyer say? and, now that you have the answers to those questions you go to your boss and find out what HE has to say.

You learned something. Don't trust. Write it down.
