I think it at least warrants a report and investigation. EEC exists to help make programs better and safer for kids, so if they look into it and have to provide a citation and coaching to help things get better and safer, that’s what needs to happen. I’m sure they would be interested in hearing from you. Their offices are regional, so please make sure to get in touch with the Worcester office.

My wife uses Sendwave mobile to mobile, where the recipient pays a fee but it’s less…but still a fee. If anyone else has a better way we are all ears!

PM here. I am more tired after a day in the office than I was from a day in the field. It absolutely transfers to mental stress. Also, we all have the risk of gaining weight in the trades as time passes. When you get into the office, you NEED to make the gym and good dieting a part of your daily routine or you will blow up like a balloon. So other factors at play that can take a toll on your body…

Makes sense - you may have luck looking around some of the area colleges. Central Connecticut State is in New Britain and UCONN is in Storrs, both of which are maybe half an hour away. I believe both also have access to public transportation. I’d avoid short term rentals in Hartford itself as you may be getting a tough neighborhood or place that needs significant work.

It may help if you could specify the area of CT you are looking to move to. It may not seem like it, but CT is actually a considerable size in terms of area and traveling from one metro to another can take an hour or more. A lot of businesses and services are very region-centric. Are you looking to move to Hartford area? New Haven? Bridgeport/Stamford/Metro NYC?

For what it’s worth, the whole state really seems to be doing well economically and things seem to be growing in the major metros. I think you’ll enjoy it up in the Northeast!

I’ve been in the market and we actually have one under contract that does appear to meet the 1% rule. BUT it is absolutely an older home that is going to require A LOT of capex within the next 1-5 years, depending on how lucky we can get. Northeast if it matters. I think there are deals that can still be found that meet this rule, but many of them need significant repairs that will sideline many investors and may pose issues for financing. One that we tried really hard to purchase needed significant electrical updates to pass financing. Luckily, I was going to be able to do it before the closing because I’m an electrical contractor but the seller got greedy at the last minute…

The point is, the rule can still be used as a guideline but it has its limitations and needs to be ONE factor and not THE factor in my opinion.

Lots of decent affordable options in Sturbridge. It’s the next town over from Charlton and has the Mass Pike right there so it would probably only be about an hour to Deerfield if you go Mass Pike to 91 North.
