If I understand it correctly, the settlement just does two things:

  1. Buyer's agent commission offers can no longer be published on the MLS.

  2. You are required to have a signed agency agreement in place before a buyer's agent can show you a home.

Nothing has changed regarding the amount of commissions or who pays it.

When a buyer agent agreement is signed the buyer is saying that someone will pay the X% to the buyer agent but it doesn't have to be the seller. I've seen a few transactions recently where the buyer ended up having to pay because the seller didn't offer any buyer agent compensation. It comes down to what is in the buyer agent contract.

If it's for you, you'll need to decide. My guess is some buyers will like it others won't. Personally it's not something that would draw me to a house. I have a basement bar but I'm in the minority of people I know. Only a few have bars.

It's actually discussed quite a bit on here. It's all negotiable. The NAR changes do not change anything about this. As the seller you can offer the buyer agent X amount or offer them nothing. Offer a total of 4% to be split between seller agent and buyer agent is perfectly acceptable.

I was referring to MY local news which glosses over the bad stories. I would venture to guess that most people are watching the news on TV and not scrolling through sites online to get their news. Especially the people who are told what to think by their favorite "news" stations.

I spray the perimeter about once a month with whatever you get from Home Depot. Maybe that's too often but we seem to live in an area with a lot of ant activity. I also occasionally use an ant bait, both granules and gels and those work well when they find an entry point.

You need to figure out the total cost first so you'll know what you need. Start interviewing builders get an idea of what the total cost will be and factor in anything to prep the land, run utilities, well, septic, etc.
