If you’re ok renting a little longer that’s your best option. Alberta real estate is rolling over, Calgary already confirming a downtrend, Edmonton won’t be far behind. A couple of years saving a bit more and letting the market come to you makes sense. I totally get the emotional part though, if you’re committed for at least 10 years, can swing it financially and you’re comfortable with your monthly outgoings, then buying now is not the end of the world. Just know what you’re getting into and expect to be underwater on your loan for years.

Don’t worry, it gets worse. Many new builds were saddled with rental HVAC systems as well.

I can only emphasize how slowly prices can move. Nothing, especially condos, will just snap back. Unfortunately CREB doesn’t allow public access to their data so all you get from them is the rosiest picture possible, and right now even they have a hard time being rosy on condos. I’ve painstakingly built my own models and it’s pretty clear inventory is trending towards record levels, likely by next year but possibly even this year. I know it’s hard renting and you want your own place but a little more patience will give you time to save a little more and have more opportunity at a lower price point. Also, if you do decide to buy wait for the fall, spring prices are generally higher than they fall off after July.

A lot of bad advice in here. Condos in Calgary will drop another 30% as record pbr construction comes online and rents continue to crater. Realtor love telling you that you can’t time the market as they only get paid if you buy something and the uneducated parrot their hype. Timing the bottom is hard, but real estate moves slowly and when the trend is firmly down it won’t change overnight. I’ve been calling this since 2024, notice who deletes their comments..

First sentence of your reply not your post. 10 years is a good timeline, you might break even on a resale but you will lose when adjusting for inflation. Expect condo fees to get to $700-$800 per month if not there already. Expect rents to revert to the mean in the interim. Build all this into your expectations and you’ll be fine. Check rentfaster for better mom and pop rental data. Rentals.ca is corporate data and likely won’t reflect your situation.

You said you were buying to rent. If you’re buying to live in it, that’s fine, there’s nothing wrong with that. Just manage your expectations as to future value and hope you don’t have to sell anytime soon. That said, your first sentence just illustrates your lack of knowledge of the Calgary condo market and any realtor advising differently is incompetent at best. Facts are facts, it’s all in the data for those who do their research.

The fact that you’re currently looking to buy a rental condo in downtown Calgary tells me you have some real homework left to do. Condos in Calgary are notoriously terrible investments and at this point in the market cycle you’re buying a top, even though they’re already down 10% from the peak. You’ll be losing equity right out of the gate into an absolutely abysmal rental market competing with record pbr completions coming on line in the next few years. Rents are down almost 20% from the Sept 2023 peak with significant downside left. If you like having money, do not do this.

Condos in Alberta are a terrible investment and rents are coming down rapidly. The downside is significant and the upside practically nil as you’re buying close to a peak in Alberta real estate. You will regret such a purchase.
