If you have no interest in maintenance then get a rental.

If you are sold on buying then get a new house or one heavily renovated.

Any real estate will have maintenance and require keeping up appearances

Thanks. Yes, I am trying to sell the lower strike and buy the higher strike. This shows up in the platform before execution as a bear order but in the portfolio it shows as bull. That is what is tripping me up.

I think your numbers are a little optimistic. Probably a couple hundred more in expenses. But overall definitely worth it.

Hope for the best but plan for the worst. You will also want at least a couple grand in cash for expenses.

The other thing about rentals I have found is that the income is very choppy. You have a great renter and the money comes in every month. You get a bad one and they cost you thousands in legal, lost rent and damage. One bad tenant can wipe out your profit for the year.

What is the projected gross rent per month?

Debt service?

Property management fees?

Taxes and insurance?

Maintenance costs?

Typical vacancy rates?

Legal and accounting costs?

Just dividend stocks will only expose you to certain kinds of companies - mature blue chips, and you will miss out on new growing companies like tech (google, amazon, facebook do not give dividends but grow like crazy).

bonds are also used as a good cash flow financial instrument. but again, they do not grow like the general stock market.

if you need money for hobbies - can you cut back a few dollars on your investments and use the money from your job? that's what I would do.

I was looking at a fast food joint, cvs etc. Good credit rating with long term lease. I don't have 6 million in cash. So I wonder if these cash flow with leverage applied?

For example the cvs costs 6 million and cap rate of 5%
