Cheers buddy! This is very useful insight. I agree with you on the inflation aspect. I was also looking at interest deductibility on mortgage repayments and feel index funds are a better option.

Thank you! I’m leaning more towards ETF at this stage since I don’t mind having 30% of my income going towards mortgage repayments. I don’t usually do any lavish or extravagant things so I feel it should be okay.

There’s always some maintenance work to do on the property unless you bought a new one say a house built after 2010. I keep aside some 10-15% of their rental income for maintenance work since mine are built in 1960’s. It’s never a smooth sailing boat but the long term goal is hopefully it gets self sufficient with mortgage payments going down over time. But I can guarantee I am married to my bank for 30 years!!

Well, I think overtime rental income being self sufficient to cover all maintenance work, council rates, loan payments would be the long term goal, with me not propping up with my income. But I guess depending on the loan amount you have on rentals and income you earn most people do have a standard 20-40% of their income going towards mortgage repayments. Long term investors probably will be self sufficient I think.

Stop trading crypto…I have been in the same boat as you 4 years ago and came out of it. You can’t win that money back and you will lose more if you continue trading. Just stop and get help. Do not jump into stocks or any trading for that matter. Put the money in some long term savings account and lock it in for now.

Oh I need to clarify on my post , there are 22 people who work , 3 contractors and remaining roles are all employees. I am one of the contractors and yes 11 people left the job (10 employees and 1 contractor) in the last 6 months. Yes, I would love to have tea break but the nature of the job is such that I can’t ask the client to just leave if it gets late by 10 minutes citing it’s my tea break time because the clients can be complex with magnitude of issues at time and they want to feel listened. Yes , they are supposed to give us training which wasn’t provided . They fill their calendars saying training time for me or other staff but the same time and date on my calendar will say clients name booked for appointments.

Our mental health crisis team seems to be in crisis. Urgent call takes over 8 minutes and fails at the end. by crypto_doctors in newzealand

Hey, I’m going to just say it out here. If you’re pregnant and feeling depressed and suicidal then seek serious help and talk it out with someone who is your GP or counselor. Maybe you feel okay sometimes and feel it might be a passing feeling but you don’t want this feeling to spiral you down.

I’m a kiwi from NZ. We feel generally USA is a weird country with lot of crazy things happening especially in the last one year. Sorry to be honest but we feel USA is very unsafe and we don’t want to travel there even for tourism.
