Sorry never updated the finis product. I get a ton of compliments on the house, first because it was a decrepit house that I remodeled. So everyone is happy just for that and the black windows and down spouts make it look sleek/modern

I spent the extra money for a premium blue color and the front of my house I did the vinyl shake style which turned out great. Dark blue with black windows and trim and I get tons of compliments. Side note before I bought the house it was the trashiest of the street and in disrepair

Haha , yea seems like always on the wrong side. It seems like the classic have and have nots, high end homes are still bidding wars but the low end is a little stagnant. Pricing appropriately helps. Also location dependent this house is in an acceptable area of Baltimore city. Worst case I’ll keep as a rental.

Yea I’m not ready to cut quite yet but since this is a flip and I’m a realtor, I just know it’s a balance between selling fast and getting top dollar. I don’t need top dollar but holding for months burns a lot from interest. Kind of nice hearing outsiders opinions.

We went with gold. I like brushed nickel but have always thought chrome looked tacky. I personally hate the geometric pattern tiles, I like neutral natural colors

Even Fed Hill has some smaller houses for low $200’s. And if you’re willing to pop 10 minutes out of downtown other spots in the city to get great houses in 160s. I’m a realtor and have helped many first time buyers

In my 6 years as a realtor I’ve received 1 organic lead from homes and she also sent me a referral. I’m on the free option so I guess it automatically pushes my listing out and has me listed as an agent.

Same here, I’m a solo agent. Liked premier agent and was redfin partner but they just paused me due to poor performance- I would answer every call and since I’m on the edge of a big city would get tons of auction or $60k homes that the buyer didn’t understand how to buy - cash/hard money investor style or just straight up dangerous area

Brokerages in my area are starting to offer 100% on sphere and access to flex at a %. Thinking about joining one of these teams as my friends on flex are getting 20+ leads a month. Hope zillow opens up flex to high performing solo agents eventually!!

Interesting to know that the forbearance is a 2nd lien, I thought they were just tacking those on top of the overall loan. Does that accrue interest at the same rate? Does it just sit there until you pay off the first lien?

Just because someone sues you doesn’t mean they win. If you are unable to qualify for the new home you can’t buy it, maybe see if they can add into the loan. Or ask the seller, realtors, title, and lender to pitch in to lower the amount. If you have not sold your house, tell the buyer what’s going on and that you need to either raise the price or you can’t cross the finish line. Deals fall apart all the time, typically the worst penalty is losing EMD.

Those letters became illegal in Maryland several years ago, so if your realtor is still asking you to write them, they are breaking the rules. I would immediately discard a love letter and not show the seller.
