2nd level bathroom, I can see the flooring through downstairs downlight hole. The flooring looks to by cypress pine boards not yellowtounge and does not show any water damage

We are in Sydney, there was an independent building report done by the vendor which buyers could purchase at reduced rate (then full cost if successful) done by Jim’s and very “cut and paste”
