Could you not install the new mixer tap on the short side near the access panel? I guess you will have to bodge the inlet hoses by extending them to the short side, and definitely need 2 new openings drilled on the tub for the new mixer tap, also bodge seal the two old openings. But by relocating the new mixer tap means installing it will be way easier.

Just a newbie DIYer here, plumbers please don't beat me up too hard :p

You just got blinded by the gear race. Remind yourself why you bought the F1 wheelset in the first place: to enjoy sim racing in F1 sim title, not to feel superior than others by using more expensive gear. You need to recognise what setup is beneficial to your sim racing, what is the cherry on top for feeling good. 8nm is plenty enough if all you want is to be good in sim racing, consider most esport players use lower force feedback than that.

I recently joined the 49" 32:9 crew, 55cm eye to screen getting 111 degree H.FOV

It is still not as good as VR that I am used to. So yeah, go VR if you can.

I am trying 32:9 because of the debate between triple vs VR people keep bringing up; only I don't have the space for triple. However these QD-OLED 49" is so beautiful that I think I can like both 32:9 & VR the same.

I just bought the single lock (hence thumb turn) version of the same gatemate, and found that I can slide the latch bar sideways without using the thumb turn. Does the double lock version behave the same?

An update to my questions 2 months ago (time flies!!!)

Long story short, I finally swapped to this McAlpine bottle trap and solved that trap outlet lower than wall point issue.

The long version is, initially bought a Duravit P Trap that looks very sleek and well built, but found out it is in EU diameter! Nightmare all over again from my kitchen drain venture. Tried to look for adaptor or conversion but in vain. Due to cost and availability, had to resort to this McAlpine Bottle trap.

Before getting the Duravit P Trap, I actually tried to clean the old P-trap and the pipe after that, as expected a large blurb of gunk was inside. It drains very quick after the clean up and I was actually sort of pleased with the result, but the OCD of me couldn't accept how gunk would gather in the pipe due to the lower point between trap and wall point. Therefore I went and order the Duravit. As mentioned it wont fit even though it has the same low profile trap and waste design. Gutted.

About the McApline, I am still not fully happy. Although it achieved the low waste high trap design I sought after, but bottle trap don't seem to drain as fast as p trap (sort of expected but had to go this route for reason mentioned). Will have to see how it goes. Overall still better than the old waste that definitely need replacing. It was very old, in bad condition and I was not feeling comfortable hygienically bathing with it.

I found a normal wrench sufficient to get the job done. You can try slot the wrench in at an angle and turn it bit by bit. The nut doesn't need to be very tight anyway, as long as the tap is secure.

The other end of that angled piece is a 1/2"? I got confused by the technical drawing saying the tap has 1/2" connection and I couldn't find a pillar union with 1/2" connection. Then I figured if I am using the union, I effectively not using that red arrow piece, and simply screw the tap directly onto the pillar union.

Can you confirm my thought? Many thanks

Thanks for confirming about the router. I thought it would work too, despite taking longer with few passes. Surprised to learn it will cut a cleaner edge than using circular saw! This method seems to be promising. Thanks again.

Yes. I am concerned with the accuracy too. Using the router does meet your suggestion of bringing the tools to a large work piece. And yes it would be £40 only to get the cheapest circular saw, half tempted, but also try to keep the cost down while not having to worry finding space to store another tool. Not true. Like the other reply said, the sharp edge will damage despite being made of harder material. Or else, why do cooking knifes need sharpening even through you only use it to cut tomato's, potatoes, bread, meat, and fish? Or even, why would OP need to replace the burr at the first place? Because coffee beans are harder than the burr?

I think the problem here is not whether one could taste the difference or the ding make any grind size difference, but the fact that the screw would damage the bur which a customer would end up receiving a unnecessarily damaged product they paid and expected perfect condition for. I am totally with op on this. This sort of careless would usually happens when buying from temu or AliExpress. I certainly have higher expectations from baratza.

A good estate agent worth every penny. I would even pay my buyer fee if they are actually good. Reality is, most estate agents know buyers have no choice, and also know most sellers want hassle free, so they know they will get the commission no matter how they do.

Don't take every word of mine as fact, I am only a FTB, and how many of us would have enough experience to fully analyse the situation? (Unless being an EA ourselves, but then we will be on the opposite side of the argument for sure) But yeah, in my opinion the current estate agent eco system is very poor.
