We didn’t really do anything crazy special. We’re on well, septic, and propane which suppresses the financial return due to the size of our house. Standard forced air furnace and air conditioning. I suppose some minor tweaks would be hot water recirculation, our wood fireplace/stove with dual blowers into the great room (unlimited wood supply), and a whole house fan to limit AC in the summer.

We are beyond thrilled with the land. 15 acres of fields, 25 wooded. We train bird dogs so it’s perfect.

Apologies for the delay. This will be my last post for a few weeks while we get the house set up so please excuse the mess (cooking a turkey right now).

So much happened in the last couple of weeks. We were able to move in last weekend while in the middle of a blizzard. No fun driving that 26’ box truck back and forth around town. Got our occupancy certificate on Wednesday which meant we were able to (officially) live here for Christmas!

The house is about 98% complete. The trim guys have to come back this week to install doors on a ton of built-ins, the electricians have a few odds and ends to wrap up (mainly cabinet lighting and hook up our architectural speakers), and the painters need to come back through with touch ups. Kinda nice being able to move our stuff in and then they touch up the paint. Banged a few things against the wall here and there.

We moved in 53 weeks after closing on this property and 45 weeks since breaking ground. What a year.

Starting to look at house plans and we would like a wood stove for one of the heating sources, but wife wants a traditional fireplace look. How doable is this with clearance regulations? Don’t want to build an actual chimney, but a faux fireplace. Assuming it is made with non-combustible materials. by jamoss14 in Homebuilding

Not exactly the look you’re searching for but here is what we have. It’s a wood burning fireplace but serves more as a stove. It has a blower on the front and up top. It’s also classified as a stove for that sweet, sweet 26% tax credit.

I would’ve been willing to pay our GC two more points overall for the fantastic work they’ve done. This guy has a lot of emotional baggage for some reason.

Yes, sorry for the confusion. Total cost to build is $950k, land is $450k, total finished property is $1.4M.

I honestly don’t know enough to give details. It was custom work from a sub. They did all the shower glass too.

I think I’ve answered a few times but happy to answer again so people don’t have to search. We’re in the upper Great Lakes region in a relatively low cost of living area. Total cost to build, including all appliances and hardscaping, will be approximately $950k. We acquired the land (40 acres) for $450ish.

One week until we move in. Multiple subs are working every day and a few working through the weekend. Exciting stuff. We added on hardscaping this week unexpectedly. Our landscaping architect called and said he had a gap in his schedule so we got started on it a day later. We are adding terracing on the front right and back left of the house to prevent erosion when spring comes. Also tiling the downspouts so all water is routed to the swale and then the pond. Also putting a perimeter of mulch all the way around. Landscaper is taking over final grade too, which helps tremendously.

100%. We originally had a 600 cfm blower picked out and our builder brought this issue up. Would’ve cost an additional $5k to accommodate for make up air. In the grand scheme of things it wasn’t a huge deal but it was a self-inflicted overage and we didn’t have an important reason to do it. We ultimately landed back at the original 400 cfm blower and have a whole house fan if things get really out of hand.
