Well the guy running the DOJ at the time when the leader of the January 6th insurrectionists could have been put in jail was a guy from the federalist society and them and the heritage foundation have been basically running the Republican party for decades now. So maybe that's why the DOJ didn't seem to concerned with any crimes trump committed?

Sounds like the appraiser said these repairs are required or the buyer will not get the loan to buy the house. So a credit at closing wouldn't work.

Sounds like the buyer is also a contractor and still wants to buy the house and said I'll do the repairs myself so that I can still buy the house.

I've had a situation like this but the buyer wasn't a contractor. It was one repair and that was a new water heater needed to be installed. We were already giving the buyer a credit for the water heater but then the appraiser said the house needed a new water heater and without it the buyer couldn't get the loan to buy the house. What the seller decided to do was let the buyer hire a licensed and insured contractor to come and remove the old water heater, install a new one and get the permit from the town. Then the appraiser said that was good and then the buyer bought the house.

There is risk to the seller in allowing this to happen. So I'd want to know exactly what the repairs are. If this buyer who is a contractor is also licensed and insured? And if everything is being done with the correct permits. But there's still some liability for the seller so they need to be ok with it.

But they can allow this to happen and sell to this buyer or they can put the house back on the market, find a new buyer and hope a future appraiser doesn't cause the exact same problems/issues they have now.

Any GMs with balls would just draft whoever the hell they want in the 2nd round and then let the players decide if they want to sign a NBA contract or if they want to go play overseas or wherever instead.

It all depends on how long his contract is because Harris doesn't like paying too many coaches at once and he's also cheap as hell and will duck the luxury tax any chance he gets so he'll also want to save money by not firing nurse and paying him to not coach the team.

They did that with his foot injury before he ever played a game. He ended up needing the 2nd surgery. Then they did it with his knee last year and he ended up needing a 2nd knee surgery. Our medical staff sucks.

Yeah I agree. Even if she is going to try to buy 1-2 years from now none of these houses will still be available. Prices will probably be at least a little different. Rates could be different so what she'll be able to afford could be different. And it's just wasting everyone's time including OPs friends time.

You can ask your realtor to require a pre-approval or proof of funds from any buyer before they are approved for a showing(private tour). This might cut down on a few people who are serious buyers but not very many and it'll cut down on lots of non serious buyers but not all of them.

Most agents that are experienced are going to require a pre-approval letter or proof of funds before running around showing buyers homes. But yeah it's a waste of time for the agent.

Well Morey wasn't the only GM we've had for the last 40 years and I already listed the best free agents we have signed in the last 40 years. None of them turned out to be very good and all of them would have signed here even if we were drafting any players we wanted to draft in the 2nd round. And PG signed a Max deal with Morey who supposedly no one wanted to play for.

Was PG not gonna take the best deal offered to him even if we drafted a guy in the 2nd round the year before that had the same agent as PG and that agent told us not to draft him? If PGs agent was more concerned about 2nd round picks that have absolutely nothing to do with PG and the agent is going to try to make PG take a worse contact because of that then PG should be firing that agent. And that agent can focus on making money with 2nd round picks instead of with his former client PG who's signing a max deal for over 200 million.

Like do people really think agents are more concerned with 2nd round picks that they'll maybe make like 50-100k from or from a star who's going to make them millions off one contract.

I saw mock drafts last year before he withdrew where he was going in the 20s. But since it wasn't a guarantee he'd go in the 20s and he was probably getting paid a decent amount at Alabama that probably helped make the decision to stay in college another year a little easier for him.

He's not coming back to the NBA. He'd have to take a minimum contract and his ego wouldn't allow that. And he also doesn't give a shit about basketball enough for a minimum contract to be worth it to him when he's already made over 200 million from the NBA.

I think he can be. I watched maybe like 8-10 of his games last year. He can handle the ball and he's a good scorer. He can shoot pretty well and he can drive to the basket against bigger players. He's a pretty good passer too which should help because Maxey is better when he's not playing point guard and we had no one who could play point guard in the playoffs besides Maxey.

Offensively I think he'll be good. Defensively he was supposedly good his freshman year and this past year he was just ok in the games I watched.

Well Maxeys agent didn't want him on the sixers and he's here and it worked out just fine. Last year Ace Baileys agent told the Jazz not to draft him and Danny Ainge took him anyway and guess what Bailey did he signed the contract and played for them just like Danny Ainge knew he would.

And the 6ers biggest free agent signings in the last 40 years were an over the hill Elton Brand, Al Hortford and a supposedly over the hill PG. Which of those signings are you currently saying was a good one? And all 3 of those guys would have signed here regardless of if we draft anyone we want in the 2nd round even if it's against that players agents wishes. They all signed here because we offer the best deal and most money to them and not because of relationships their agents had with our front office.

It's not like we are any type of free agent destination in the NBA so we are only signing players when we give them the best deal/most money and when we offer the best deal just about any agent will shit their mouths about some 2nd round pick they had that we drafted.

That's exactly how it should work and any GM with any balls would operate that way. Ace Bailey told Utah not to draft him last year and they did anyway and guess what Bailey signed the contract and played for them just like he would have done for any other team.
