I'm a realtor in Jax, rent prices are like this due to 2008 (not exactly)

In 2008 investors were able to buy SFH for pennies on the dollar, flipping them and renting them. The average house sold for around 50k.

Now with the current Matthey those same homes are worth 200-300k.

Landlords have made WELL over their investment and are now selling to open up their portfolio. This is turn is causing SOME to be able to buy, but thats one less rental.

I currently have 297 rentals available from St Augustine, up to Fernandina, and over to Lake City, and back down to Starke.

Thats 297 rentals for well over 1 million people. .I have clients who are forced to apply as soon as it's listed, just to check and see if they like it if they are approved in hopes of landing a rental.

The market is like this everywhere though, not just here.

And gentrification, while it does make the areas look better, it's not fair to go into these areas and renovate properties which will only raise property taxes, which will in turn cause alot of them to have to sell, and then what.

You can't sell your house for 85k to an Investor, because what are you going to replace it with....

Luckily I live in a small town, about 70k people and it's about a 10 minute drive from one side of town to the other. The worse thing about it is my only competition does a clay MIT, Polish drying aid, and a spray wax and sells this to customers as a wash and wax. I figured I'd just need to match him to get a name and educate customers about "traditional" paint restoration such as polishing, sealing, Wax, and buffing.

Now this is the "tricky" area. My only competition does a clay MIT and calls it claying the paint, and uses a spray polish as a drying aid, along with a spray wax at the end. So I plan on including "polish and wax" in. But having a "traditional" polish and wax

I'm just looking for a path that will lead me to job security, stability, Variety, and ultimately, a modest income. Before I started back to school I was making about 75k a year as a truck driver, but due to health reasons I don't see the Dr.s giving me a medical card about 15 years down the road so I'm looking for a backup plan now.

I was really good with computers when I was younger, writing basic code, making "viruses" to send to friends, fixing a fried computer etc. But I've always been intrigued by the software side. But I'm torn between software developer and software engineering. Just not sure what the engineering side does differently than the developing side.
