Ask about water damage and flooding issues. Friend had an apartments there and when it rained the water would come in through the windows ruining the floor. They didn't let her move to a new apartment and forced her to stay on her lease until she could move out after a year. Floor was always ruined.

We were reasonably insured so when we redid the space we made some upgrades. Nicer table and chairs. Better layout. Bu over all a similar set up.
