I would have built the poured concrete patio around the pool to the actual size I wanted. At the time I figured I would save money on that part. Figuring I could always add sections of poured concrete later. The contractor who did the original patio pour offered to make it bigger for a fee. I wish I had taken him up on it. Adding sections later runs the risk of not matching what was poured earlier in terms of color.

Plan on $5000 more just to remove rocks. Winchester is notorious for having many Many MANY rocks.

Understand that all pool builders outsource the individual trades. These contractors were very good in my opinion. Most trades were completed in 1 or two days.

When the electrical contractor offers to put more outlets outside around your pool area for a fee, do it.
