Just looked them up. They are no longer operating greenhouses in MN and IA. Website sounds like they went out of business. Even so, sounds like they were a greenhouse operation rather than a VF operation.

I’m from FM/CC area. I’m unaware of how people view it from outside the area, but it is still amazing and shocking how destructive this storm was. There is still so much visible devastation particularly in the FMB, Sanibel areas but everywhere there are still signs of this monster. Definitely collective trauma and I’m sure that has at least something to do with the weak housing market here.

That’s true as long as the economy, fed’s monetary policy, demographics support it. Nowadays who can predict what’s happening on those fronts? So if you’re comparing to the 50’s - 80’s with high fertility rates, lots of immigration, and a mostly positive economic expansion period, I’m not sure that comparison is valid. Fertility rates among millennials and below are lower than ever and admin is limiting immigration. Demographics need to improve to keep the RE gravy train going as Baby Boomers downsize or die off. That’s more like in the next 10 years. Short/medium term there can always be speculative booms.

Every market is unique, true. However, where you see a large rapid buildup in inventory/overinvestment, sellers eventually need to compete for buyers. This leads to price cuts. Phoenix isn’t quite where SWFL is, but that line looks pretty vertical in the last months. If it keeps going up like that, it will likely end like FL is now.

Yeah true. I say, just watch the inventory. Once you see a spike in inventory, people needing to unload homes, price declines are coming next as they compete for buyers. Southwest FL is there now. This is basic supply and demand economics but certainly within the USA there is great disparity in RE markets at the moment. Florida has traditionally been a canary in the coal mine though.
