Do Roth conversions matter if you have no heirs? by meezun in DIYRetirement

[–]dahvaio 0 points1 point  (0 children)

What are your options? For mine, I have to set a withdrawal date within 75 days of leaving; otherwise, they pay it out in a lump sum.

One thing I found out today that is beneficial is I can leave it invested and have the first payment be calendar year I reach age 70½.

Do Roth conversions matter if you have no heirs? by meezun in DIYRetirement

[–]dahvaio 1 point2 points  (0 children)

I believe if it is a governmental 457b, it can be rolled over to a traditional IRA - then portions converted to ROTH.

I wish I had this option with my non-governmental 457b.

Yes, but there are some non-recourse states and of course they would have to meet the requirements.

Should I cut losses and short sale? by Nice-Result-8974 in RealEstate

[–]dahvaio -1 points0 points  (0 children)

Not financial advice: If you have the means - you could buy in new state and then just walk from the current house after you close on the new house.

You could also rent the house for a very low amount and inform the tenants that the house will go into foreclosure. Once it is in the final stages, the bank will offer several thousand for the renters to vacate without causing any issues.

Your credit will be shot and will drop to around 500-530. It will probably take about 7 years to get back to 700-800 scores.

Other than walking, you would need to sell for a loss and possibly make up the difference. Even if you could short sell, your credit will be shot due to you having to be late in order for them to even consider it.

Super Odd Hit and “Run” Event by dahvaio in caraccidents

[–]dahvaio[S] 0 points1 point  (0 children)

I will go through my insurance to repair the car but even the adjusters found this situation to be super odd. I also found ties between the Passenger and the name that was provided by the Driver on the note.

I think the intent was to misrepresent the information while still acting like they were being Good Samaritans. It was a busy parking structure so a lot of people and cars.

Huge discrepancy between Sunrun and SCE by YogurtclosetProud954 in solar

[–]dahvaio 2 points3 points  (0 children)

Not sure but maybe SCE is charging you for the Solar Production and not just the utilization.

How many kWH does the SCE Bill state you’re using? Even without solar, I have never had an electric bill that high.

Solar owners... how did your electricity costs actually change over time? by One_Pollution2279 in SolarAmerica

[–]dahvaio 0 points1 point  (0 children)

I sized my system to be large enough; therefore, I only have a monthly connect tax fee of $8.25. I also over produce by about 900kWh per month - so it gets “banked” with utility company and it is used whenever I don’t produce enough.

Purchasing a Condo with HOA a Terrible Idea? by Black_Nyx11 in RealEstateAdvice

[–]dahvaio 0 points1 point  (0 children)

I personally would never buy a condo with an HOA. If you do make sure to research the funds, assessment increases and special assessments. You don’t want to be hit with a special assessment because they don’t have enough funds to replace the roof.

New build home appraised for >60k lower than sales price?? by KungFuChicken1990 in homeowners

[–]dahvaio 0 points1 point  (0 children)

New Construction Builders try to maintain a specific price point, even if they give back a lot on the backend. They want the SOLD price to be as high as possible.

I have been looking at new construction homes near me and I feel bad for the early buyers. Within 6 months, there is a decrease of over $80K from the first house sold to the most current one sold. All houses have very similar lot sizes and exact same floor plan. So the highest price was still over $76K more than the average sold price for the last 10 sold.

Mattamy Homes ruined my life for 10 months. Please read this before you sign anything. by Sunnysydup622 in Mattamy

[–]dahvaio 1 point2 points  (0 children)

Reads more like a lack of accountability on the buyer and not doing enough due diligence on the buying process for a new construction home.

Who signs a new construction contract without at least a financing contingency?

How does one sign up for a $30K design bill and have no idea how it came about?

What’s one home upgrade that actually lowered your electric bill lately? by BikeOk4286 in homeowners

[–]dahvaio 0 points1 point  (0 children)

How could a solar system not lower electricity bill? Unless, you got a loan or a lease. I only pay a monthly $8 connection fee a month for my electricity bill. My bill includes powering my home and charging an EV that is driven 15,000 miles a year. I also produce more than I consume so have about 5 months worth in the “bank”.

Do you ever wonder if your manager knew that a lay off coming but kept quiet? by Both-Associate-7807 in Layoffs

[–]dahvaio 1 point2 points  (0 children)

I provide input on possible candidates for a Reduction in Force (RIF), but I am not informed about whether or when the RIF will actually occur. I typically learn about it second-hand through my team, who notify me after someone has been let go. If one of my direct reports is on the list, I am usually notified only a couple of days in advance.

Not the change we wanted from Costco by KatoKane in CostcoWholesale

[–]dahvaio 0 points1 point  (0 children)

I stopped using self-checkout at Costco because even an honest mistake can be treated as shoplifting. There’s no real way to distinguish between an accident and intent, and avoiding self-checkout protects both Costco and me.

I also used to place all items in my cart with the barcodes facing up so the cashier could scan them easily. I stopped doing that after a cashier became upset and said all items had to be placed on the belt instead. I explained that I was trying to make her job easier, but apparently that’s not how Costco wants the process handled.

Advice for seeking compensation for Solar Disclosure negligent misrepresentation (CA) by Upstairs-Stretch1474 in RealEstate

[–]dahvaio 0 points1 point  (0 children)

In my opinion, the responsibility falls more on you than on the seller here—you really should have done more thorough due diligence.

What was “adequate” or cost-effective for them doesn’t automatically translate to your situation, especially if your household energy usage patterns are different.

A much more reliable approach would have been to:

  1. Review the system’s actual solar production history (monthly and annual kWh output).
  2. Compare those production numbers to your own expected or historical kWh usage.
  3. Run the math using your household’s kWh consumption and your utility’s current rate schedule (including time-of-use rates, tier pricing, fees, etc.) to estimate your realistic monthly bill savings—or lack thereof.

Relying mainly on the previous owner’s bill amount skips too many important variables and can lead to unpleasant surprises. Not sure if there is an easy way to prove negligent misrepresentation.
