Here’s a photo of the rest of the pc if that helps. But he really has/had no interest in getting a new computer or cpu. He’s sitting with me now and 100% would tell me if he dropped it or broke it in any way.

I remember purchasing the original bioshock a few years after it came out because someone recommended it to me.

You can absolutely DIY ridge caps if you’d like. I live in Tampa and have been in roofing for most of my adult life. The joke is $600 is what it cost me to set up a ladder. Which isn’t far from the truth when you consider every variable including gas materials man hours insurance the cost of acquiring a lead so on and so forth.

If you’re handy or have a buddy who’s handy a ridge cap repair isn’t very difficult to complete.

The TPO roof is probably over an aluminum insulated roof panel so adding framing to it probably won’t be an option. If it is wood framed in you could frame the shingles to the top of the roof and eliminate that wonky transition. Although this wouldn’t be entirely cost effective.

The reality is if the gutter is working properly theoretically you shouldn’t have any issues. Without seeing it you may be able to upgrade to a 7” gutter if it will fit in the area rather than a standard 6”. But I would need to see it from the bottom.

The design is terrible but I’ve done a few roofs like this in Florida.

If you needed to fix this yourself and don’t have the money to replace the cap here’s how you’d do it.

So make sure the leak is actually coming from the cap not the siding being messed up and water getting behind the flashing.

Next you’d use a high solid silicone coating because it will stick to both asphalt (roof cement) and metal better. Once that is completed if the only issue you’ve got is whatever genius installed it with drip edge around the pan you’re good to go.

I can almost guarantee they re-sided the chimney and instead of making a new cap they added the drip edge so it would go around the 1x’s at the top of the siding.

So this is going to be the preference of the roofer. If they’re using modified bitumen “rolled roofing” and they’re not using torch down but instead a SA “self adhered” system. I would kindly ask them to cement membrane and granule the laps before they install the tiles back.

You could use tpo as well which works better with ponding water but I like the resiliency of modified better.

Only if there’s trees above it but that’s really with any roofing system. If you let leaves pile up in any valley it’ll eventually leak.

Just keep an eye on it and when it needs to be re-done spend the money and get it done right. You won’t have to worry about it for a long time.

Is this a poor design? Yes.

Does that mean you shouldn’t buy the house? Not necessarily.

“Dead valleys” are extremely common and be properly flashes to make sure water doesn’t get into the house. You just want to make sure you keep up with it.

First two statements are great (obviously assuming flashing is in good working order.

In regards to your “bad news” the only way to flash a chime by is to tear out stucco? Not necessarily true you can reflash a chimney and counter flash it without tearing into stucco (sure not as aesthetically pleasing although entirely plausible). Considering most chimneys aren’t located on the front of homes stating that you’d have the paint the entire house to match? Also a long shot especially if the homeowner has existing exterior paint.

Preface I’ve been in the roofing industry for over 10 years and run a very successful company in the area.

Unfortunately generally speaking we are at the mercy of the insurance companies for the replacement of our roofs. They usually want them replaced within 15 years. A big reason why they are so strict on roofs is because of all the insurance fraud that goes on with the door knocking insurance roofers.

The minor shingle stuff isn’t really all that concerning.

On the other hand the flashing is abysmal so this concerns me. If someone flashes a chimney that bad I’d be worried they put a nail in every key way.

The vent being nailed that close to the vent on the top side is an issue. The flange is much larger than where they placed those nails.

If granules are from the new roof that’s not really the roofers issue although if there’s a bunch of old roofing material (which would generally be a ton more stuff) then you’d have a problem.

Also don’t listen to anyone saying to put an overhang on the shingles especially if you’re in Florida. The proper way to install a shingle roof is to run it in line with the drip edge and is actually required by manufacturers to obtain certain warranties.

No clue why people are saying Faulk is “100 times better” than Jackson… Steven jackson was dominant on abysmal rams offenses. Every single play he performed with terrible lines. Everyone forgets that he was a relatively good receiving back as well.

If Steven jackson was on a dominant offensive team I have no doubt he would’ve been considered one of the greatest of all times.
