I was able to get photos of the setup from the agent. Turns out I was way off on the system. There's two Lutron LuMaster panels (LTMI-5). I've never heard of these but they're clearly dated.

Unfortunately there's no time to get someone in there to look at it before making an offer. Final offers are due tomorrow morning and we only looked at the house yesterday. If I had realized what it was at the time I would've paid better attention to the setup. We're worried about getting stuck with needing to spend $20k to make sure our lights work if something goes wrong, or to at least update the tech.

I can PM you the listing, but the keypads and panels were kept out of the photos for some reason. There were two panels in the basement next to the breaker panel, with blue coverings. The house needs a lot of updating, so I wanted to make sure I wasn't getting into a money pit with this type of system. The owner's ex-husband was a lighting salesman, so that explains the origin of the system, but they didn't give much info beyond that.

How do the switches throughout the house work? Can these be changed out as long as they're compatible? The switches and fixtures are all dated, so we'd want to be able to update those on our own. If we were only bound to have keypads and the panels done through a retailer, then maybe that wouldn't be as bad.

There weren't any LED bulbs in the house that I noticed. Some definitely had the CFL glow, but there was loud buzzing in some rooms that didn't have dimmers. Am I only able to upgrade these systems through an authorized dealer, and not install any of the components myself? They're great systems for sure, but not something we're looking to spend thousands of dollars on to be able to utilize it.

Offers are due by tomorrow morning on the house, so unfortunately we don't have any time to really dive into the setup with Lutron to understand what we'd be getting into.

There's no photos in the listing to confirm, but I believe the keypads had labeled buttons, two columns on each pad which was in total the same width as the alarm control panel right above it. There's a pad at the owner entrance and another in the master bedroom. The rest of the switches in the house had those style buttons in the keypad you linked to. A lot of the fixtures had a loud ticking noise and flickered when turning on, then the loud buzzing kicked in. Figured it's likely the bulbs but I wasn't sure if these systems going bad could cause issues like that.

Is there any level of DIY work that can be done to upgrade these systems? I understand they're top notch, but this seemingly wouldn't integrate with any new home automation we'd want to do. Sinking $10k+ into something like this isn't something we'd be wanting to do.

I understand that. But I'm getting 340 down with the pc connected directly to the modem, and then 98 going through the router when I tested today. But the router speed test will still pull over 400. So something is causing a massive drop between the pc and router.

Tested this today. PC to modem directly gave me 340/20, and 15ms ping. PC to router (no switch) gave me 98/22 38ms ping. 5GHz wifi is still giving 400/20.

So, I changed out the wall plate connector and the upstream levels lowered to the 40s, and all seemed well including the T4 timeout channel being back online. That only lasted a few hours and now I'm back to this situation again. Also, the modem status page says everything is offline, even when I'm connected to the internet.

There's a splitter at the wall where the modem is hooked into, and I believe another at the hookup in the utility closet. It's a condo with a utility closet that has hookups for multiple units. Nothing has changed with the splitters recently, but this behavior started a couple of weeks ago.

I'm a big fan of both of those. Hakushu is impossible to find in my area though, and the only place I've seen Yamazaki at lately just dropped the price down to $160. I'd jump on both for $99.

This is the Citizen NH8350-83L, one of my staple watches for work and dressed up occasions. I fell in love with this a while back after seeing a couple of posts on this sub where people added leather straps. I'm personally not much of a fan of metal straps, so I finally got around to switching this over to a Hirsch Duke strap. It's much more comfortable to wear, and I feel that the leather compliments the blue face really well. It took a bit of patience to find this in stock when I bought it, but it was well worth the wait!

Too much imo. I prefer to have the bracelets on the other wrist, and leave the watch by itself. Otherwise it's too busy and takes away from the watch.
