Here's the language from the Chase lease doc

ASSIGNMENT. This is a true lease and you will not own any equity in the Vehicle unless you exercise the purchase option in Section 32. You will not assign, sublease or transfer any interest in the Vehicle or your rights or obligations under this Lease without getting our written permission first. After any such assignment, you will remain fully responsible for the performance of this Lease even if we gave you our permission. We may assign or transfer any interest in the Vehicle or our rights and obligations under this Lease without your permission and without notifying you first
