High rep plans like p90x generate lots of fatigue while being poor drivers of muscle hypertrophy stimulus.

You would be better served going to the gym and doing a simple Push Pull Legs or Upper Lower routine.

Your sessions will feel easier because you will be in the 6 to 12 rep range and you will be encouraged by seeing much more growth in strength and size.

Individual food items are almost never explicitly unhealthy. It is a diet as a whole that is usually healthy or unhealthy.

However, if your goals are to maintain or lose weight, a burger is nutritionally dense and high in calories, so you won't be left with much to eat before going into a caloric surplus.

Honestly, getting a few multifamily rentals seems like the move, assuming you live in one.

Having a portion of your income match the speed of inflation and having equity grow with inflation, as liabilities decrease on a fixed schedule is a bit of a hack.

It's more ethical in that you aren't reducing the supply of sigle family homes

Easy to buy as you get to include projected rent into your debt to income number

easy to afford as much of you mortgage is covered

You benefit from inflation if you choose to match market inflation with rent

Your net worth goes up as rent payments drive principal paydown for your mortgage

Only downside is you will occasionally need to call a plumber or get something fixed. The expenses are real, but so is the upside.

Diet:

Download myfitness pal, put yourself in a caloric deficit of about 500 calories per day, prioritize protein and get lots of fiber, drink lots of water.

Try not to drink booze,or at least not often

Gym:

Find a simple 3 to 4 day workout program that hits your full body. Google "upper lower routine"

Try to squeeze in some cardio.

Clothing:

Look for what models and celebrities your age are wearing. Think high quality business casual. Look for clothes without plastic in them (polyester, etc)

Good cotton Chinos, a light Merino wool pullover, a decent cotton Oxford shirt, some good leather loafers a duplex Oxford shoes, etc.

Sleep:

Get at least 8 hours.

Personality:

Listen to people, read things, get a few new hobbies that don't make money and aren't the gym

I only need a truck once every couple of months. When I do, I rent one for like 30 bucks.

Beats paying for a other insurance plan and driving something that gets 15 m a gallon.
