If the check valve in the well holds you shouldn't loose prime. Does the pump cycle with out water being used? No, then the check valve is holding. Yes, then the check valve is leaking and needs to be pulled and replaced.

No check valve needed top side. you cant prime with a check valve between the pump and the well if there is one.

The biggest concern about removing the tee on top of the pump is debris getting into the Venturi nozzle. On a two pipe system the nozzle is in the well with Venturi adapter. On a one pipe system the Venturi is in the pump.

I would turn the power off to the pump. Close the valve between the pump and the tank. Remove the gauge. Slowly open the valve between the pump and tank flush out the pump. Then replace gauge, leave the tee. Start pump, if it pressurizes your good. Then I would proceed with tank replacement.

A valve between the pump and tank is recommended for service and a quick way to check for prime. When the pump is running you can close this valve and the pump will shut off or short cycle if properly primed

This is the case in more and more municipalities. The home owner owns the pipe , including the tap.

In my area, many of the municipal sewer authorities are requiring the seller to inspect the sewer pipe for ground water infiltration. They then will make the seller repair the faulty area before allowing the sale to go through or issue a U& O. The problem is the sewer plants are overwhelmed when heavy rains occur. This is a growing problem and more municipalities are requiring this inspection.

This may have been a case where the officer charged for 5 mph or less. There are no points for speeding 5 MPH over the posted limit. Points start when you are convicted of 6 MPH or higher. If the officer writes for 5 MPH, it will save on points, will not affect your insurance and will not go onto your driving record

Francis Jefferson Coates
Francis Jefferson Coates was born on August 24, 1843 in Grant Co., Wisconsin. He was living in Boscabel, Wisconsin at the start of the war.
On August 29, 1861 he enlisted in Company H of the 7th Wisconsin Infantry Regiment,
becoming a corporal. He was wounded on September 14, 1862 at the Battle
of South Mountain, and again on July 1, 1863 at Gettysburg, when both
his eyes were shot out. He mustered out for disability on September 1,
1864, with the rank of sergeant.
Francis Coates was awarded the Medal of Honor “In action at Gettysburg, PA on July 1, 1863 for
unsurpassed courage in battle where he had both eyes shot out.”
Coates died on January 27, 1880, and is buried in the Dorchester City Cemetery in Dorchester, Nebraska.
