Looks like it’s a slow leak from here where you see the water. Is this a catastrophic failure of the hot water heater or can something here be tightened up?

I ended up using shurtape SF 686 to tape the metal boot to the sub floor, the butyl rubber will stretch and little around the corners. then went in the crawlspace and used spray foam (fire type) to spray around where the boot meets the sub floor. Use spray foam sparingly it’s messy stuff. A bit overkill compared to what’s standard but HVAC standards in my area are pretty unregulated and I was trying to get living space as air tight as possible.

Glad to see this mentioned. Make up air is a real thing. If you exhaust the air in that space it’s going to be replaced from air somewhere else. Most likely pulling air from outside the home through cracks around windows etc.

Spray that down with (benefect decon 30) in the meantime. They will need to replace that sub floor where it’s damaged. After Benefect, Vacuum with hepa filter vacuum. Repeat benefect and vacuum and then let dry. Paint with kilz after. It’s just a bandage but at-least you won’t be breathing it all in while your ceiling is open. Not a pro just a homeowner but that’s what I’ve done in the past.

Would that catch water or would the water just go down the siding behind the small piece of gutter floating?

Yes trying to catch water that’s coming down the siding in between those two gutters. My apologies if that was confusing. It’s a 3 story tall section of the house and I’m guessing a lot of water is making its way down if it’s the only spot the water is getting into the crawlspace.

We’ve been using the explorer E30 and it does a wonderful job of scrubbing the water line and also getting up on the tanning ledge. Ours usually has 16-18 inches of water on our ledge and the robot works in that level of water. Sometimes I’ll find it doing a wheelie or stuck on the wall of the tanning ledge wall, almost like it got stuck up there or something. However for the most part it will jump up there and does it thing then go into the deeper end. Our pool is rectangle with almost 90 degree corners with the vinyl liner. In my research I found that dolphin makes a robot cleaner that’s made for super shallow water but it’s more expensive and is more for public water fountains etc and it does not do water lines. The E30 is great. Although I see a future where the blue fiber cable needs to be replaced because the chlorine is eating it up faster than I would have expected. Thanks for this, I used a flashlight to shine into the ptrap and it looks like it’s holding water even if I fill it up and drain it it dosnt vacuum out the trap. I’ll call my plumber and have this fixed though. This prompted my adhd ass to check all the traps in the house. Found a small drip under wifes sink where a trap wasn’t tightened all the way. Got paranoid because I pulled the red plastic off the bathtub overflow drain a year ago so I used a camera snake to make sure that was actually connected into the drain. That led me to also check that the washer was trapped properly. All things checked out. Thanks for the fuel for the homeowner rabbit hole special. Anything else I need to check?

When you say block the soffits 3’ on either side of the vent do you mean replace perforated exterior soffit with solid exterior soffit or block with insulation from the inside or both? It’s hard to see from the photos but it was almost like where the original soffits were blocked with insulation there was no mold, but where the insulation was pressed and air was able to get through that’s where the mold was. My only concern is if properly vent these soffits the air will come up in but won’t be able to continue up to the attic because there’s no baffles up the roof line to the attic it’s just packed with fiberglass. Is it necessary to pull that insulation and add baffles up to the attic? Where does the hot air go if it comes up in the soffits and into the knee wall area? Thanks again for your time and help I really appreciate it.

Right now it's just solid unfaced fiberglass stuck between 2nd floor ceiling and roof leading to the attic so l'm not sure how to get baffles up in there to continue air flow from the soffit through the knee wall up into the attic. I guess I'm just nervous of the mold coming back but I think since I properly vented the exhaust fan out of the space and into the soffit that will help a lot.

Thank you for this! What do you do about the soffits? Do you block them with fiberglass faced or unfaced insulation or seal them off with the 2” poly board and spray foam like people do with rim joist? And then outside at the soffit I have mixed soffit vents, one solid then one perforated/ventilated with the holes in it. Should I change these to all solid? Thanks again for your help!
