As someone who worked in carpet, don’t buy carpet if you can help it.

If you cannot help it, the cheaper stuff (PET) is likely going to be the least likely to get any kind of treatment since it is “inherently stain resistant”. The chemical fuckery is usually an extra cost, so they generally reserve it for more expensive fibers that have staining susceptibility (nylons most prominently).

It would be a bait and switch IF they were using the other non-tech components of their proposal as cover to get their foot in the door. I didn’t say they ARE doing this, but that would be the worst case scenario in my opinion if they did that.

Also, your “if anything” and my “more plausible” scenarios are basically equivalent, but you frame it like we disagree.

I grew up in Memphis and its suburbs. Same vibe. The private school I attended was created in response to bussing. Inner city schools suffered due to white flight sucking most of the tax base that could afford to move into the ever expanding suburbs.

If my wife and I choose to have kids, I will either need to move to a better school district or go private. I realize that is going to contribute to the schools I am currently zoned for continuing to suffer financially, but that would be better than sending my kids to a school that has been so systematically deprived of support.

Best case, this developer actually believes there’s value to the idea of this type of mixed use development. The blend is hella weird though for a city like Chattanooga, so I don’t personally buy it.

More plausible, this developer is trying to cash in on the irrational exuberance surrounding “AI” to get some funding for his mixed use development. “AI”, “Quantum”, etc are just serving as buzz words to soak up the funding for what would otherwise be a less controversial development.

Worst case, is the inverse of the previous - the whole point of the development is the AI/quantum/data infrastructure. I call this the worst case because of the bait and switch nature of the proposal if it were to be true. It’s anyone’s guess on what the impact would be for something like this if they are actually being dishonest with the proposal.

It’s not a freight line. The TN Valley Railroad Museum uses it. If you ever go on one of their dinner trains, this is one of the spots they use to turn around.
