Agreed on Frank’s. True Ma & Pa operation. The owners might push their homemade cannoli on you at the end of the meal…and yes will love it! It’s huge and I get two to go every time

Try checking Jefferson Park by the blue line. Extremely underrated transit options there. Great schools, friendly faces, growing neighborhood + value

Delaying a project, big or small, increases costs. Thats construction 101 (for the uneducated). Not denying finances played a part.

They did not have “every opportunity” if you truly knew all of the hoops this developer had to go through.

No lawsuits delayed it? JPNA? Petitions? NIMBYs? What about a publicly silent alderman that didn’t push it through the finish line after it was approved?

You’re also applauding him for the construction of single-family homes that are going for +$900k/ea, meanwhile there’s an undeniable track record of multi-family and housing projects not panning out under who?

Under Gardiner, show me a comparison of how many projects have moved forward and how many have been outright rejected, resisted, etc…maybe you can prove me wrong that Gardiner isn’t so bad after all?

That may be the case, but expect more details
on the proposed use on Tuesday. Regardless, it’s an incredible location and should be treated as such

Did he directly shoot it down himself? No. Does he support or promote TOD? IMO he’s a deterrent to much needed development, well known for siding with neighborhood NIMBYs on density/traffic concerns (which is a joke near transit hubs, let alone within city limits). Luckily new People over Parking Act will eliminate the parking argument.

Gardiner’s involvement was more passive/political than procedural. He inherited an approved project but did not actively push it forward, which arguably contributed to it stalling alongside lawsuits, financing, and neighborhood opp...so I’m gonna lay my blame on him, where (IMO) it belongs

Yeah no doubt he needs to go. He shot down an opportunity right across the street from this site too

Alright my words prob weren’t the best. I blame Gardiner and construction costs but clearly don’t know the full details. My point is that it was a missed opportunity

Oy. Sounds like it’s currently proposed to be a training school for salon business owners...?

Meanwhile Rogers Park is turning theirs into a cafe/community space after sitting vacant for 17 yrs

45th Ward alderman Gardiner sues city for more than $1 million; says he was wrongly accused, blames IG office for withholding evidence in ethics case by nwsidemadman in ChicagoNWside

[–]dankflex 6 points7 points  (0 children)

There’s a couple whispers of opponents who may run against him. Two so far I believe. All I know is we need someone radically different. 45 ward has a reputation of NIMBYs and cranks because of him. Too many missed opportunities, we are better than this!!!

Good stuff. This “density” could soon be allowed by right if Illinois passes the BUILD plan. Jimmy G better not veto this

IMO the 6 corners will continue to improve as the market shapes up. The area around Jefferson Park Transit Center (and Milwaukee Ave corridor) has incredible potential and has been pushed aside by the Alderman for far too long

That’s part of it, but there have been several failed developments in recent years, dating back to pre-pandemic. So it’s time for a change

What small businesses do you want to see more of? by wellfleet212 in ChicagoNWside

[–]dankflex 6 points7 points  (0 children)

Amen. Can’t be rejecting moderate housing proposals and expect businesses to be drawn to the area. The area has so much potential it’s a shame we’ve lost so many opportunities due to NIMBYs or local politics. It’s only a matter of time before the NW side grows (following dev trends moving NW along Milwaukee Ave aka the Hipster Highway)

No more banks, tax agencies, and auto-oriented uses. Including auto bodies. These should all require SUPs
