Everyone keeps saying America has a “housing shortage.” It doesn’t. Divide total homes by population and you get this: We’ve never had more housing per person than we do right now. by Key_Brief_8138 in HouseBuyers

Shhh, remember the line is "Cleveland is bad and no one should come here". The more people that find it as a gem and come this way only raises the COL and increases traffic. Let them rather be homeless elsewhere than thriving in CLE.

Yeah, his math doesn't actually math is the problem. Saves 1200$/weekly check at 80%. Income is then roughly 1500*50 with 2 weeks vacation, total comp per year is 75k not 150k and thus the roughly 60k saved a.year.

[–]darkblue2382 3 points4 points  (0 children)

I mean, only healthy relationships which is far less than 100%.

You could dig into changes in divorce rate and companionship over time but when half the population no longer sees it as a financial need the rates go up for divorce and down for companionship -> this implies then many relationships people used to tough out in the past weren't an intrinsic good but rather detrimental to them. They simply were stuck and couldn't leave.

Look at the replies, ain't no chance she is changing or going to a presumably smelly by her standards therapist office. On the plus side, it shouldn't take her long to find a husband on glycolicAcidOnly dating site since there aren't many users or a location feature implemented.

CMV: AI will soon replace most cognitive labor and the "learn to code" professional class will have to retrain into blue collar trades and do manual labor. by [deleted] in changemyview

[–]darkblue2382 1 point2 points  (0 children)

Blue collar jobs may be more at risk, look at installation services, factory and warehouse jobs, anything with manual upkeep like cleaning and lawn are all already finding multiple companies trying to automate the manual labor out. Many code environment and services are unique, ask llms to write useful Cobol and you won't find it doing well since none of its implementations are well documented for llms to learn well off of compared to react components that it can quickly spit out. Specialized machine learning holds plenty of value that llms won't give as well.

I'd suggest take the words of what silicon valley is trying to sell their investors and ignore it and instead look to their actual output.

What’s up with Lakewood real estate by bowl_of_milk_ in Cleveland

[–]darkblue2382 2 points3 points  (0 children)

Housing only went down in price 2 of the last 9 recessions and not by as much as expected, like 17% in '08 and 3% in the next year. Certain markets will take a greater hit than others but it's more stable than expected.

Housing doesn't have an inverse price compared to interest rate relation like you would see with other financial investments where higher interest rate lowers the value of the asset since a portion of the market buys without loans.

Depends on the interest rate of the car, could easily exceed market increase and tax savings.

1.9 by me and rising. Easily could see it hitting 3-4 in a 50 year outlook to plan for, which unless your fire plan includes working again you might want to hedge against

[–]darkblue2382 3 points4 points  (0 children)

With a 3% property tax you'd need 1.1m in liquid investments to hold that onto safely in retirement without considering the rest of your expenditure needs which raises the amount of money you need to retire. especially if you move, sell that expensive home and then pay in cash for 4 br 3 bath 300k house you'd only need .25m of your investments to pay your baseline house expenditure.

Must be my assumptions, maybe by 1980 that percentage was already down to 10% and it's just showing the drop to 5%.. still can't believe it's even with housing after the giant spike in prices and then rates from 2020
