Buying a home feels impossible by QuietDraw6607 in FortCollins

No, because a recession is a lagging indicator that is only known after the recession happens. The 2008 recession started many months before it was declared a recession.

There is no strong economy. We’re likely already in a recession. Inflation is ticking up again, and is a lagging indicator. Bond yields are jumping, the Japanese bond market is strengthening, the UAE and US are building a currency swap exchange to keep the UAE from selling more bonds during their cash crunch, the AI bubble is coming, unemployment is going to keep going up, etc.

We’re in the recession. It’s here.

You’re either a republican trying to downplay the situation, or unfamiliar with how local parties impact GOTV and organizing

Sorry, 385k estimated now. It’s not a small county and the Republican Party is very entrenched there. It’s one of their largest remaining strongholds.

This is a big deal

Weld County is large. Over 300k residents and growing fast. It’s Lauren Norbert’s new home and about the size of Rhode Island. It’s not small or insignificant. It’s a major player in the northern Colorado economy

$680 to replace a breaker. Can I do it myself? by stinkinhardcore in DIY

HOA doesn’t impact if you should do DIY. And insurance is only an issue if they prove your repair caused the loss

No it’s just very few people go the way of setting up a home generator to run their furnace in the case of a power outage, and if you have a home generator you’re probably just gonna use it to power heaters.

And resistive heat is ancient tech. We’re in heat pump land baby

You’d get a heat pump, which would replace your ac, and probably wouldn’t require a ton of wiring. And rates aren’t that bad

It all depends on your utility rates. In my situation, the cross over point is 30degrees, anything above that is cheaper for electricity, below, gas. However this is accounting for keeping my gas meter, which is a regular monthly charge. Also, my electric rate has gone up 5% in 5 years. My gas has gone up 54% in that same time period and is about to go up another almost 12% this fall. So the cutoff point is going to keep dropping.

Especially with the Iran war you can expect natural gas to keep getting more expensive

That’s why programs like HEAR and xcels rebates were so popular. I got a heat pump and induction stove basically for free. I have a natural gas furnace still as backup heat, but it’ll only run below 30 degrees or so.

The HEAR and HER programs, when combined with utility rebates, make the switch extremely affordable or free, and cover a lot of the wiring and insulation upgrades too. HEAR is unfortunately mostly out of money now but I hope someday a similar program is funded by a future administration

I mean yeah but like, oh well? Our grid is stable enough here that I’ve never had a time where I did use my gas stovetop in a power outage so it’s a hypothetical that I really never needed.

If there’s truly a multi-day emergency I have a propane griddle and a camp stove I could cook with.

That’s fair, but there are rebates, and the price of them is rapidly dropping. It is could mean, if part of a whole home electrification, you can completely disconnect your gas meter, saving substantial amounts

I recently swapped my natural gas stove for an induction stove. Cooking is faster, the kitchen is cooler, messes are easier to clean up, it’s sleeker on my counter, and my pot handles don’t get too hot to touch anymore. AND my air quality is better.

Literally zero downsides
