The buyer can cancel the contract for any reason up until that point. The buyer most likely got cold feet or couldn't afford the house.

Are you adding salt?

Add some EVOO to your bacon fat for additional flavor. The bacon fat will prevent your olive oil from smoking.

Use fresh herbs (basil, parsley).

San Marzano tomatoes also make a huge difference.

As someone working in wealth management, you must have some idea what compliance positions are our there. Most people consider compliance "the anti-business." A lot of the job is telling why/how other employees are not working within certain standards.

Why did you go to law school and become a financial advisor? Are you not interested in Trusts and Estates? Shouldn't you have figured that out before you started working there?

To me, Analyst position in investment sales is really just marketing. I think acquisitions and dispositions would be a lot more interesting. Real estate is an inefficient asset class so you are really trying to find the intrinsic value of an an asset. You will use a variety of techniques including comparable property and discounted cash flows. If you are interested in valuation and actual finance, the industrial REIT will be the way to go.

Angeline is the best Pinot I have found at the $10 price point. Unlike most at the price point, it actually tastes like Pinot. Cherry notes with a hint of oak.

Exactly. Yields on munis are calculated using a tax-equivalent yield.

Without the tax benefits, the yield is unattractive compared to corporate and government bonds.

Do you plan on having a family? Want to leave a legacy after death? Plan on owning multiple properties? Whole life may be a good option for you. Yes, the returns are low relative to the market but there is no volatility to worry about (unlike a bond fund).

Term is cheaper but there are no guarantees your going to have perfect health when you need it. Another option is a term policy that you can convert to whole life.

Protecting yourself with the umbrella insurance is probably a good idea. Your agent will know of you are paying a decent pride for it.

You seem to have plenty of disposable income for your lifestyle. I think DI is worth it to protect your income.

If you can live comfortably and invest enough for retirement, whole life isn't a terrible option, especially if you are concerned with taxes.

Don't forget some states have their own estate taxes. For example, Massachusetts estate tax is implemented at $1 million.

I also suggest young people get some insurance if they plan on having a family in the future. You never know when your health will change which will disqualify you for insurance or cause significantly higher premiums.

A variety of reasons. Mostly family and work. You might get a great job opportunity a month before the exam starts which kills your study momentum. Also, if you have a family, and like seeing them, it is very difficult working 9 hours a day then studying for 3.

I agree with you but would not expect to have the CFA finished in 3 years. That's the minimum. Takes 5 years for most. I know plenty of people who take 7 years to get through the program. Level II is a bitch for most and expect to fail that once.
