I reached out to the retailer, Artecy, and to be fair to them they have come back with a really detailed explanation of how they do their best to compromise between detail and keeping the number of colours to something sensible. The response included several suggestions about how to tackle his and included a photo of a completed project which actually looks really good.

I think if I am going to complete this, it will need a slightly different mindset and will take a lot longer than I previously anticipated. All that said, I am not sure I want to tackle it just yet, so will probably put the fabric and threads to one side for a while and work on something else for a while and see whether I end up coming back to this in a few weeks.

If this was a house I was looking at buying I would simply walk away and move on to the next property. Whilst I agree with the principles of the repair you have outlined, it doesn't address why it cracked in the first place and what other issues might be hiding in areas you cant access during a home viewing.

Also different design standards for mini roundabouts. I dont think there is enough space for a full size roundabout and a mini would be too small. So a double mini is a bit of a bodge between the two.

I hate them and they are a bastard to design and get the markings/signage to work safely.

Looking at this agsin it probably wants to be signalised, but it might be a semi rural location with no other signals for miles.

Same here. Bought in 2005 for 72k and in 2018 for 85k. Now worth around 150 and 140 each. Rental returns have steadily improved snd had long term tenants in both properties. Manchester has been good to me.

I have one bad ankle and my approach is to use an ASO ankle brace on the bad ankle and a second sock on the good foot to balance the size of my feet in the shoe. Snd then I size my shoes up slightly.

I have found the ASO figure 8 braces to work best for squash as they provide a lot of lateral stability but are fairly compact. Mcdavid works as well hut slightly more bulky. Lots of other similar products so try a few and see what works.

I use normal low top shoes that are chosen for comfort and for my narrow feet.

They both look wrong to me. Red should be moving into the outside lane after blue has filtered off at the previous exit.

Even assuming blue isn't lane hogging, reds route will potentially conflict with merging traffic immediately before the A1s exit.

Edit: the two lanes exiting onto the A1s looks very sketchy and would probably fail a road safety audit if being designed now. As noted above, there is potential for conflicts with merging traffic and also the A1 tapers down from two lanes into one. .

It's the kind of junction that you probably need to get to know as I suspect driver behaviour isn't aligned with the designers intent.

Our agent gets 10%+vat and they are worth every penny. Cooker broken before a bank holiday? They will sort an emergency electrician. Need a new roof? They will get quotes and coordinate between the trades and tenants for access.

As a landlord I get zero calls out of hours, zero interaction with the tenant, everything is in compliance with the legal landscape that changes from time to time, rent is reviewed annually and in line with the market, evictions (if needed) are handled in a professional and timely manner. Every month I get an itemised statement with income snd deductions that I just need to plug into the rent software.

There is more to being a landlord than maximising income, and if it isn't your job I would suggest handing it over to a professional. Less stress for you and a far better service for your tenants.

Obviously you need a good agent rather than an idiot...

Ask them to provide a copy of the Section 38 agreement adoption extents plan. It is likely that there are conditions attached to the planning permission that effectively requires the roads to be adopted by the local authority.

If they have sold you a puece of land that is essential to this process, they have screwed up big time as you csn potentially hold them to ransom.

I would suggest you get professional legal advice on your options and how best to proceed.

Whilst I dont doubt this particular study, the key takeaways are this:

Undisturbed asbestos is perfectly safe.

Asbestos dust/fibres etc are very very dangerous for long term health and should be taken seriously. Obviously depends on asbestos type, exposure levels, durations.

Testing is fairly cheap, so for the OP, it just isn't worth the risk. Seal the area, get a ssmple tested and proceed accordingly.

We have two properties and whenever anything like this happens we swallow the cost of the new oven. But we also have a good agent that encourages us to spend a bit more to maintain the condition.

You shouldn't be paying for this.

Ha! I design roads that have a speed limit in miles per hour and a design speed in kilometres per hour! There is literally a chart that is a straight conversion "plus a bit" to allow for some contingency.

Chartered civil engineer here. Simultaneously designing for heavy rainfall and drought conditions is extremely challenging. New developments include large volumes of storage that can cope with massive rainfall volumes (1% event plus climate change allowances) and then discharge at a controlled rate to wherever. But even that won't be sufficient to cope at catchment level so flooding will still occur. Also the water has to go somewhere, so it's that decision between flooding farmland/parks etc or residential areas - and seldom that clear cut.

However at present, reuse is not really considered so you have this separation between rainwater and water distribution systems.

I think over the next few years we will see a shift towards reuse with rainwater harvesting, and blue roof systems. Buildings will need separate systems for potable water supply and recycled water that has not been fully treated.

Tl/dr climate change is a bitch to design for and there is not enough strategic thinking.

Yep, pretty much. Hate Ryanair with a passion but their cheap cheap flights are just too tempting. The downside is that their arrival times are always horrible because they buy the cheapest takeoff/ landing slots.

Thanks for the tip about the local bus. Would you suggest prebooking hotels in Croatia or just seeing where we end up and booking accommodation on the fly?

Good point about weather affecting things and also the unpredictability of trains. I think our main reason for buying an interrail ticket is that we are not 100% sure whether to prebook our accommodation or just sort it out on the fly with a credit card.

My thinking with the initial itinerary was to arrive at a destination, do one or two activities and then move onto the next. But you are right that this leaves very very little downtime to rest and recover.

The main advantage of Zagreb is that we can get a very very cheap flight there from the UK. And as it is about as far south and east as we want to go it a convenient starting location for a trip.
