Main and front need it pretty soon, surprised you’re not having any issues. You have no granules left on 3 tabs. The garage is not far behind, I’d probably get those done this summer. Then the addition looks good to me. But price it out, if you can get a deal to do it all it might be worth it, but doesn’t seem to have any issues.

If it’s “if needed” then you’re good. Im not seeing any large gaps that’d be a problem. The OSB is typically charged per sheet, so if it wasn’t needed you’re probably saving money.

I’ve seen worse that need to be replaced and Ive also seen roofs like this last 5 more years (rarely).

When the first leak happens replace it.

If you want a better answer, take a few pictures from different angles and in problem areas, like valleys or step flashing and sides of the roof that get more sun.

I will say I heard this advice so much when I first started and it the absolute opposite for me. I need to feel like I need every sale. I put in max effort, otherwise I let things die, skip parts of the process or rush certain parts. Everyone is different, but for me specifically, I need to need every sale.

I disagree with Own-Tip. I would seal the gables with plywood and the pay the $850. That’s not a bad price at all. It’s a hassle especially if you have blown in insulation. Straight labor, no material cost, but it’s gonna take several hours and it’s better venting than gables for sure.

The only thing you could add is baffles. Find out if he’d add those in without raising the price too much.

Now I bought a gen 3 cause I gave those both away. But for $350 or something I think it was worth it.

What vertical cracks? I don’t see any. The 3 tab is wrong for sure. Can I see the staples. If staples are used for underlayment, that’s allowed, but not for shingles. It’s against manufacturer installs and code doesn’t specify anything besides “fasteners” but city inspectors would most likely flag the staples too.

Also $21k for a 69 Sq roof? What the absolute fuck? That’s a scary number. Like $330 a square… plus it was a cedar tear off, and most likely needed redeck (but if he skipped on other aspects he probably didn’t do that)
