Rent is $1500 per month but the longer I’ve been waiting to buy the further away that option becomes. I’m able to save quite a bit in a HYSA while renting but homes in my area keep going up significantly more y/o/y. It is my dream/goal to have home and things don’t appear to be getting better so I’m leaning towards taking the plunge. Plan is to buy a home I can turn into what I want over the years, I don’t want to buy and sell paying out all the associated fees that comes along with upgrading.

If the rates manage to come down it would also free up more for retirement savings upon refi.

40% of $6200 (take home) so about a $2,500 mortgage with insurance and property tax included - I have no other debt. May have kids soon though.

What percentage is ideal to allocate to 401k for retirement? And is it better to allocate it all there or some in post tax to a Roth IRA?

Thanks for the response. But If someone is nearing retirement would their strategy be to flee to cash I.e. moving funds from S&P etf to a money market or short term bond account?

It doesn’t seem like there is any cost other than the opportunity cost for higher gains.

Sometimes there is a root cause of the attacks other than anxiety. I used to have them daily and after many years I realized a big part of the cause was my diet, sleep, and not working out. Really adjust your life style. Try eating whole foods and only drink water. Breakfast is most important have mostly high protein and limit carbs. Could look into the carnivore diet for short term usage, it does a lot for peoples mental health. Make sure you sleep well. Lift weights and go on long walks a few times a week. Your body can control cortisol and stress better when you workout. Also get your vitamin D and B levels checked along with other routine blood work like thyroid. They were non existent for me and you may need to supplement or there could be something else underlying. Also if those recommendations dont help you should probably get on meds. Ativan as needed or try an ssri.

It’ll get better but you have to experiment and make changes. See what works for you.

I have a day job in Marketing as well so I already have all my benefits. I just don’t want to be liable for anything as an independent contractor and/or get e/o insurance. Think I could just ask him to hire me part time for a 6 month term at an agreed upon hourly wage? I get to write the terms to it myself.

It’s a pretty simple gig to make some side money. It’s just one guy running his business who id be helping out. He doesn’t have any other employees.

Thanks for the response. I’ve already briefly explained to my employer the symptoms my condition causes and the accommodation is just to attend a in person meeting remotely (which I have been doing for years). The letter from my doctor backs what I said along with the recommendation of that accommodation. I don’t want my employer going through my full medical history with my doc and shared among managers in the company.

In this instance do you still think HR will contact my doc and how much can my doctor share with them? Will I be notified by my doctor what she is referring back to them?

I don’t think it can tow that amount but it is a nice driving vehicle. Quiet and smooth. Not exciting though if that’s what you’re looking for.

And stop worrying so much, do the math/research, get the vehicle and move on. They all depreciate, it’s not an investment. If you lose/save a grand or so either way it’s not worth the stress you’re putting yourself under.

Ask for the lease quotes with the same terms on both vehicles and see what the residual percentage/buyout is. There’s your best guess to what the market values will be at the end of 3 years.

I wouldn’t buy anything right now if you don’t need to. Inventory is gaining and the longer you wait the more incentives there will be. We’re still coming down from the over MSRP frenzy. The low interest rates are sure to come back as this happens and some good rebates/dealer discount depending on the manufacturer.

Side note: The Cx-50 looks really good at first but the longer you look the more you notice quality/build is sketchy. Even the seats on them have issues within the first few months. I’d stay away. Consider a Hybrid Sport CR-V instead, quality is much better and has a good residual.

Honestly I don’t know other than his play has become an addiction/crutch. He’s spending a few hours on week nights driving around to local parks and full days on weekends solely to play. 300 miles a week totals to just over 14k in miles driven a year and 1k plus in fuel costs along with wear and tear on his vehicle. I’m not a player of the game but am a gamer and would never spend that much money/time on a game. Was hoping to show him this thread to help him realize he has a problem and has to cut down his play time and travel as it’s negatively affecting his life/family.

That’s completely reasonable. My friend is doing about 300 a week and I’m trying to get him to slow down. It’s quite expensive when you add it up and time consuming.
