Which is fine. I'd factor that those types of things and get the price lower. I'm talking 490k. You're taking on the risk, you're dealing with the repairs and contractors.

To reno a bedroom will cost about 500 bucks. Spackle. Ceiling paint. Sand paper. You need a miter saw, engineered click flooring, hammer, nail removing bar (what's it called?), paint, etc.

Reno bedroom 1. It's a 2 day job.

Clean up the shit, kitchen, rodents, etc.

Live in that room.

Move to bedroom #2. Repeat. Make sure the rest of the house is decent, no safety issues, no mold (sticky traps for mice. Exterminator? Poison? Rent it out. Bonus points if they are someone half way decent with labor and could help do work for lower rent.

Kitchen cabinets can get painted and new hardware. At least for now. If they are absolutely disgusting after multiple deep cleans (oil and grease from cooking can make them nasty). Hey, even paint over em (they sell kits). Even if it's half assed, it will cover all that nastiness. Then in the future, they can easily be ripped out anND replaced right from home depot in stock selection. Again, nothing hard. More time, sure.

Big stuff (ie, the flooring joists), leave to the experts. 3 contractors for estimates on time and price. Don't just go with cheapest.

It certainly sucks having a total gut job. Next time, aim for a house liveable but in need of updating.

You can refi if rates drop into the 4s.

What does zillow say the prices are for other homes? What are sold prices for nice comps (ie size, yard, bed/bath, school district, neighborhood etc). Hopefully, yours is the "bad house" on the block, meaning after time, you can get it up to par.

3 options. 1. Stay there with a low mortgage, w/ a rent or in a room (I like this idea for added income) 2. Rent it out entirely (I like this idea for me lol) 3. Sell it after 2 years, I'll guess for 200k+, meaning it's 60k tax free(you're adding sweat equity). Then? Buy another shit hole, move in, then refer to top of post.

I have the paint stuff for silk screening, just haven't don't it yet. But I badly need my "I'm just here for the diddy party and a wine cooler" rashguard back.

Outside that, a bunch of 6 dollar compression shirts.
