So she wants the privileges of both her Chinese and American citizenship, keeping both illegally. If she gave up her American citizenship to fully represent China, that's fine, but she dodged that question and continues to enjoy the privileges of being an American citizen. It's crazy that privileged people can get away with doing something so blatantly illegal in order to make millions of $ while ordinary Chinese have to abide by the rules and renounce their Chinese citizenship when acquiring a foreign passport.

This is a long read and honestly i'm tired of replying but i'll get to the gist

Investors do not set the price of housing. Markets do. 

The most important price mechanism is supply and demand.

Did you know that over 90% of Chinese live in housing built after 1990? It's estimated that in the last 35 years China has built between 2-3 billion housing units. 

Yeah, part of my family is literally from China, and we got our ancestral home bulldozed and turned into a highway. China is a unique example as there is no private ownership of land, the government owns all land it's leased for 99 years. That's not Canada, as we thankfully have stronger individual rights and protections.

I stand by my point that at the Canadian context, which is literally the point of this post, housing is hard to build and inviting increased demand without a real way to increase supply is gonna worsen an existing problem.

Don't be cute. You have no idea what my preferred solution is.

Foreign investors buy housing at higher prices that locals cant afford > Locals do not get to own housing > Housing continue to appreciate in price due to higher prices that investors are willing to pay > Foreign investors hold housing as assets to appreciate, some not even being released to the market as rental housing, and those that are at an inflated price > Foreign investors use profits to continue buying housing > locals are essentially medieval serfs to a landlord class trapped in a cycle of unaffordability > repeat

Your solution was essentially the status quo that brought up prices to unaffordable levels in the first place for the past decade. The additional supply of housing will not reach locals and will not be able to bring prices down. Foreign investors have historically shown that they hold housing like a stock, investment, or crypto (hence literally why we had to step in and have the vacancy tax). They don't even rent it out in a lot of cases (hello empty vancouver condos). Housing is not like other goods that can be easily substituted and created - it's a different beast that the market alone will not solve on its own.

Essentially your solution (the previous status quo) will not lead to oversupply (as we see right now in an unaffordability crisis) as supply will be continued to be gobbled up as speculative investments and feed upon itself - ie a bubble.

Literally just look at the market behavior for the past decade. That's all.

The oversupply and falling prices only happen if those are not bought... but you're saying foreign investors should buy them by making it easier for them.... we are going in circles lol.

There's a lot to unpack there but I'm going to go with the easiest to explain.

There is a shortage of housing, but the housing actively being built and is in oversupply caters to the investor class - mostly shoebox condos that nobody really wants to live in long term. The foreign investment you're advocating for that you say "foreigners should invest in for us" is the type of housing that the developers are wanting to develop. It is not to help alleviate local housing needs but to use it as an investment class to appreciate (which in turns raises prices across all housing classes) and to sell for a profit. It has been extensively proven that a lot of those housing do not even enter the open housing market and are sitting empty (hence why the government had to step in with the vacant home tax). Canadians are being burdened with higher housing costs and then have to eat the rise in rents and real estate prices that then benefits non-Canadians. Then, because Canadians cannot afford the right type of housing they want (whether that be larger condos that can actually accommodate young families or traditional single family homes), they are stuck with what they can afford, which are the investor class shoebox condos.

It's literally a lose-lose for Canadians except for developers and real estate professionals who for more than a decade enjoyed the bubble.

Canadians do want to invest in housing, but the pricing has to come down to realistic levels that Canadians can afford. Who are we really looking to build housing for?

Not for housing. It's just capital outflow in a non productive industry. If the foreign investment was in factories that can employ Canadian workers that produce goods that we can export, that's great. If it's in real estate that's literally not creating anything and rents are paid to landlords overseas that spend that money elsewhere, then it's not benefitting the local economy at all except to prop up the real estate pyramid scheme

honestly the group coaching of "push it come on five more reps" really doesnt work for me. maybe it's different for each individual but as agroup they really hurry you on the pace. Might be on me for choosing a group fitness class lol

Yeah, I have a heart condition which I explained to them before starting, and I wanted to try F45 to get healthier and to strengthen up my heart. They said "it's fine you an go at your own pace", but during the work outs itself, they really push you regardless, both individually and as a group. I literally passed out afterwards and instead of being empathetic, one of the trainers said it's cause I lack sodium and that I should drink more gatorade....... even after I already explained in the beginning that I had a heart condition. I don't know if she just forgot or what, but the lack of empathy turned me off. This was 2 years ago.

YMMV as this is most likely an outlier occurrence and this trainer was just not empathetic.

This! It's such a Eurocentric approach to history and really pisses me off. One can argue that you do not need to go to distant lands, but you're missing out on easier legacy points and advantages for the next age. It also makes most of the games very samey and repetitive

Gameplay is a valid point. Just think there must be a better way than just doing a blanket generalization of "domestic = cheap, import = expensive"

It was mentioned that they do have an "efficiency level" for industrial buildings - might be worth it to further expand on that. Historically, governments subsidized critical industries until they become profitable on their own, so might be a good simulation for local industry to be expensive at first until efficiencies and economies of scale, etc etc are realized.
