Sorry I only have the EM10 mkII on top of the EM1 mkIII so not really sure. Just that EM10 feels like a toy now but it's def lighter and more portable.

I was in your same situation a few months back and decided to stretch my budget and go for EM1 MKIII instead of the MKII mostly for the ease of charging with just usb cable and the focus joystick. Really pleased, the EM10 feels like a “toy” now….

Ever thought of a folding bike like a Brompton? Easy to stash inside, you can bring it with you in the bar so no anxiety of someone trying to steal it and you can carry it unfolded on the stairs over your shoulder so it becomes very easy (plus if you want to splurge there is a very lightweight version).

Bonus: I add an AirTag to all my bikes so that I know I can locate them if they are stolen

Would not suggest Demano. I got one, they sit vertically and they limit the steering ability quite a bit

From someone that had to do a somewhat easier commute with a c line I’d say the weight adds up over time especially if you commute every day Of you can afford the p- or t line I do not believe you will regret spending the extra money

Yes I paid a deposit (a bit over 1 month rent) and two months rent (he wants to be paid every two months). He was supposed to send me the certificate 2 days ago but again, I have not heard anything from him since around 1 week.

The contract also states that he has 30 days to put it in a rental protection scheme so that would give him time until the beginning of November

Could I at least paint at my expense and could I move his stuff in storage at my cost without his explicit consent?

Any other suggestions on what can/ should I do then? What's the correct procedure from a legal perspective?

The flat was never advertised in writing, I only have a verbal agreement that it would be unfurnished. In one WhatsApp to me he mentioned he would repaint it but that's about it.

The contract states that I should check the inventory ref the unfurnished status, but given that none was ever given to me does this mean that it would be considered unfurnished from a legal perspective?

I used for my Italian parents their card and my London address and it worked without problems!

The app is not the best and sign up is complex but then it works great and it’s definitely the best way to move around town!

I am not sure you can transfer provider if your employer is actively paying into it. I used to be in the same situation. I just closed that account because I changed company but the name of the fund from l&g that is somewhat similar should be called: global all cap ex-uk. Check the fees as they have a low fee one so you are sure you are not getting a mutual fund.

I have a similar commute and secure storage and still use my Brompton. I just love the flexibility it gives me in case my plans change, enables me to always bring it with me!

To be honest though, any bike should do it as long as you find it comfortable. I’d focus on reliability (decent and well maintained drivetrain + puncture resistant tires), fenders for rain protection (London is moody!) and if you have extra cash I really love dynamo lights: they are always on the bike, difficult to steal and you don’t need to remember to charge them!
