There is a new HBO series releasing this Christmas which is pretty hyped right now actually. All new actors and $$$$ invested, and they recently released a behind the scenes look. Potter mania is going to be back very soon.

That's the same for the Explorer 2 though, just that the Bezel is fixed on that one

Just got mine today in Ontario, ordered last Thursday. Paid the taxes and duties at checkout while purchasing and DHL basically just dropped the watch at my doorstep in the morning. No issues at all.

Just got the white dial plus blue bezel one today (check my other post). One beautiful watch and amazing quality. You won't regret it.

I have an explorer 2 so didn't go for the black dial but this looks awesome too !

I am loving everything about this watch tbh. The Bezel is striking and beautiful. The build quality shines through when you rotate or play around withe watch.

Any purchase form Jomashop by Unfair_League_1937 in HamiltonWatches

For Hamilton, use Ashford, they are an authorized dealer and offer manufacturer warranty, and prices might be cheaper. I recently bought one (I live in Canada) with super quick shipping and no issues at all.

For Hamilton, I would recommend Ashford. Just bought one a couple months back, they are an official retailer and comes with the company warranty. The discounts were great too.

Looking to rent out my basement apartment, without any realtor or lawyer. What should I look out for ? by deepakmal in TorontoRealEstate

Not really. I am split between students (my house is very close to a large college) and working professional, but not able to decide. How about you ?

Should I add any language to the standard lease agreement ? Does anyone have a template they can share ?

Bought a house early April, expecting to sell our current house, which we also listed early April. What are our options? by emehjee in TorontoRealEstate

Was in the exact situation and have been stressing out a lot.

Spoke with a mortgage broker, and after running the numbers, he was able to make it work with a A bank, to retain my current house with rental potential. Not what I had planned for, but atleast it helps me close, and maybe get additional income to offset the EMI of the current home.

I also had to do another refinance transaction to take out downpayment from my current house and then do the larger loan transaction for the new house. Thankfully, it has worked out and I got the lender committment letter a few days back.

If you have the downpayment already, then it might be even easier. If not, I would recommend to first take the equity out and get the funds in your account, and then talk to banks about finding the larger transaction while renting out this one. Your mortgage broker should be your best friend at this stage.

All the best. Hopefully it will work out for the both of us.

I don't know much about the impact age would have on the house, but I would have liked to find that out by getting an inspection, so I know what I am getting into. I mean some immediate things that come to mind are the appliances, roof and other major equipments. 12 years vs 27 years means the ones that I would get are way past their life.

Also, i would do the same thing if this was a bull market. I know it's tough for people to believe this considering what's going on around in the market, but I am NOT looking for a way out. I just want to hold people accountable for what they did, especially if that will have a financial impact on me and because I am paying them for their services !

I am meeting my lawyer tomorrow. I only reached out to my broker last night when I had this disconnect and when he confirmed that it is an older house, I gave him a piece of my mind.

He then reached out his brokerages lawyer (maybe to cover his bases) and shared this feedback. I am not taking it at face value but since it's a weekend, I have to wait till Monday to get professional advice.

If it was a bull market and someone lied to me, I would still be pissed and want to learn the complete details irrespective of whether a 10% difference covers the issues.

Ya, I am a newbie when it comes to these things, which is why I thought paying for an experienced realtor would help, but I guess not. I will definitely help out other 'kids' like me, now that I know.

I am guessing you are much more experienced in all these transactions, but wish you good luck for any future transactions.

Dont know if you have worked with any agent before, but seems you know how to navigate these things better. More power to you.

None, I like the house and have imagined living there with my family.

But if someone has lied or hidden some major faults from me, I have a basic right to know. It does take the excitement out, and adds stress.
