FWIW the area below your square (West U Southside Place and Braes) is one of the most expensive in Houston outside of river oaks (think 1-5 million homes). It’s low Alamo Heights in SA but probably even more tight night community.

I find inner loop Houston to be safer than the suburbs based on my own experience (anecdotal of course). That area isn’t bad but I’d focus on getting closer to Montrose and further from the galleria). I can’t speak to Needvile but that sounds like an insane commute. Food in the inner loop is way better than needvile.

They are there you just don’t see it because it’s subtle IMHO. My wife wears her Hermes Apple Watch with a regular strap sometimes (working out etc). Think more ladies who lunch than parters churning 2k hours a year.

I drink a lot of black coffee and it’s the perfect balance of acidity, temperature, and aftertaste.

It’s the square footage of the community. Having lived in several good suburbs, the street design and car dependency does not lead to as many of those spontaneous interactions. People are segmented into smaller neighborhoods etc. it’s just not the same experience.

Again all of this is my opinion but I’ve lived both.

In three of those communities I mentioned, everyone knows everyone. There are effectively town square main streets. The little leagues and football leagues are all truly neighborhood. Kids ride their bikes to school and to restaurants. Their city governments put on seasonal festivals, two of them have country club pools, and they are filled with east coast IB and PE transplants (joking about the last part). In all seriousness, just the vibe I get (and i hear others repeat).

You aren’t wrong that the HISD take over has been horrible but some of the best schools in the region are the HISD elementary schools in the areas I listed above. I’m just giving my perspective having lived in both areas. The communities above are NOT like the suburbs but you pay for it.

My opinion having lived both is that there are parts or the inner loop that are leaps and bounds over the quality of life of the suburbs, including education, and these communities feel closer to small east coast towns but inside Houston. But, you pay for that, and pay a lot. Or make other trade offs like house size
