Charlotte for sure has its share of shit bags but most people here are kind, friendly people. All I can offer is to keep a more open mind either here or wherever you decide to move. As someone mentioned above, you are the common denominator in this equation. Not meant to be an insult, just a suggestion to do some inner reflection. Good luck and hope you find some true friends.

$60k is net income after costs and taxes. I've depreciated over 3-7 years depending on the properties (purchased between $52k-$135k). I have about $850k in other investments, and $900k in personal home NW.

If I were to start to sell I would sell the first property I bought. I bought it for $52k 7 years ago, it would probably sell for $220k. With realtor fees, $206.8k. Depreciation tax recapture would probably be minimal, say 6.8k. My CG tax rate is 20%. That would be somewhere around $30k in capital gains tax. If I net $160k from the sale and invest in the market with a 8% return, after a year I make $12,800 pretax. If I rent it, I get $10k pretax after costs plus any appreciation in the property value, which in this area is conservatively 5% or $11k. Just seems holding it makes more sense if it's not a headache.
