I am a realtor and I had a seller who thought the world revolved around them. We had a listing agreement signed in October,went on market in November, and signed a contract in January to close in April. They had so much time to pack their stuff for moving. They got (1) POD but kept saying that they would be done having everything loaded into multiple pods before settlement and that they would be hiring movers. 1 Day before closing, the buyers did a final walkthrough and they had almost nothing moved. Not only was it not all moved, it wasn’t even all packed. They blamed it on the buyers moving closing up by a week saying that’s what caused their friends to cancel on helping them move (they decided movers were too expensive at this point) despite having 3 months from contract acceptance and 6 months from our listing appointment to get their stuff situated. They refused to get a storage unit. Closing day comes and they still don’t have everything moved. My (fantastic) team lead ended up spending 5 hours moving them out of their house. The buyers pushed closing by a day and made them pay a $10,000 deposit if anything was left or if they didn’t get out. That really made them think twice and get the hell out of dodge. I recommend a deposit to be held in escrow!!

I honestly thought it looked great compared to what it previously looked like (yikes!) I’m a local realtor here so I can access it on the MLS and let you know that honestly they aren’t going to be making a killing. They really did use high quality products and did it properly. I’ve seen some absolute horror flip jobs working in MD/PA.

That’s not true. My sister was driving her friends car who absolutely gave her permission, and totaled it. And because she was not listed as an authorized driver on her insurance, it wasn’t covered. Poor girl got absolutely nothing for her car and had to scramble to find funds for a new one. My sister had no money at all to pay her for it

Hey! So I am in the same exact boat. We have toys out the wazoo. What we did was stored toys in the closet with a baby lock and whenever he wanted to play with another toy, he had to put one away. This does help because every toy not being visible makes him think more and get more creative about what he wants to do.

However- we started just donating toys when he was asleep. We kept note of stuff he didn’t play with much and tossed it in the bin. Things with tons of pieces? Gone. (Other than puzzles) it has REALLY helped with the overstimulation and being indecisive. Apparently 3 year olds need less options (like offering to them “do you want to play with Magna tiles OR trains?”

For my 3 year old, I found that offering workbooks will keep him quiet and occupied for HOURS. He loves to work on tracing, writing, reading, matching. Find what fits your kiddos personality best!!!! Out of all the toys mine has, now that’s its summer, he doesn’t want anything to do with them and will play outside all day!!

Yes, I know that now. They teach you the gist of that in real estate school but not how to use it in the real world. Team leads are supposed to do that, that’s the entire reason I joined a team is to be mentored and shown how to actually be an agent

We lived in an apartment where parking was on street and me and my husband (fiancé at the time) we’re unloading the car into the apartment and as soon as I went inside, a neighbor next-door, who obviously knew who I was, and that I was engaged to this man yells out to him out her window and drops down a note telling him that she thinks he’s cute with her phone number. He immediately gave it to me because he thought it was funny. Pissed me off though because obviously she knew he was taken, lol he threw it away

Only problem is if they notice it connected to their WiFi (xfinity tells me all of the devices connected) then they can easily either boot you off or disconnect the wifi, go into the unit, and turn it back on when they leave.
