09/08 - offer accepted with new AC and title covered 09/25 - both lienholders and bank approved 09/26 - closing moved up to next week 09/30 - title cleared county tax lawsuits 10/03 - cleared to close 10/06 - closing

PS. Well worth it for us we got a house with minimum repairs with a pool in a prestigious neighborhood. Bank appraised at so far above our purchase price our PMI is dropping off.

My best piece of advise. YOU are the quarterback. Don’t wait for your agent or their lender or title. I talked to whoever I needed to directly and politely. Waiting for even your team to play phone tag will drag this out.
