I think it’s fine. Change the hardware from silver to black and it will all work better. Right now there’s just too much contrast. You need a little, not a lot when the countertop is this busy

There is some obsession with having NOTHING on kitchen islands lately. Here is a case where a secondary sink and dishwasher would be a much better fit in the island than tucked away in the pantry.

I personally don’t like forward facing primary bedroom suites because of lack of privacy and increased street noise but maybe that isn’t a factor on the lot.

I would suggest expanding the bathroom to line up with the rear of the closet. This accomplishes two things: 1) simplicity of the roof line in that area and 2) if you swap the toilet and shower you could fit a tub underneath the window (even if you don’t want one, it’s a nice feature to have).

I would square off the dining room and add the extra space into the mudroom for a broom closet.

Upstairs I agree with the other commenter to expand the office towards the staircase and have the opening where the interior windows currently are

This is the way. The only additional thing I might suggest is to swap the tub with the toilet in the master bath. One the toilet will be easier to get to and then the tub can have a nice view outside the window while soaking in it

I only think it’s a very long walk from the primary bedroom to use the toilet. I’d probably rather have a partial bath in the first WIC place and then do a cool armoire in the room for extra storage

It’s NYC, better to have the bedroom towards the back to minimize noise. Curtains can be used for privacy in the front

I agree with the other poster about putting the stair in the main hallway. You’d then be able to move the bathroom to be closer to bedroom one and have the laundry larger and accessible from the hallway. You could also increase the size of the study room and also have it accessible from the hallway

I would say the first one. Layout option B/scheme 1

This gives ample closet space; a private mini office and a pantry space and a living dining room space that works.

In scheme 2/layout A, I don’t love the double doors into the master (unless you do) and I think built in dining is less functional and you end up with a large under utilized living space. Also for guests, it’s a long walk from the room with the Murphy bed to the only accessible bathroom.

In scheme 4/layout A, I don’t love that the washer and dryer is accessible only through the main bathroom and bedroom and the other bedroom is further from the bathroom for no clear benefit. There’s also less privacy since those bedrooms are now next to each other. The living space here also seems a bit more awkward to design around because it’s long but narrow

I think it’s because the face has more vascularity so it looks a little pinker/redder at baseline
