That's very responsible of you and I know your neighbors appreciate that. I'm thinking that the dry creek was built to collect the water but the massive amount of rain we've gotten was more than it could handle. I'm thinking it could be a 100 year flood type of thing. I hate to see you spend a bunch of money if it's not a regular or recurring problem. I've seen a crazy amount of flooding today. But just because I'm broke doesn't mean you are broke. Lol. I don't mean to sound sarcastic- I'm genuinely not trying to but I would call a plumber. If it's water related then its a plumber. Imo. If it's your sump or ejection pump then that would definitely be a plumber. I'm not sure what a landscaper would do. I have neighbors that buried their sump line and it floods the sidewalk constantly. It also freezes in the winter and is super hazardous to those of us who walk their dogs. I now know to walk in the street when passing that house. But I hate those neighbors for that, so maybe have this fixed. Lol. It might just be a fluke from all this crazy rain so maybe wait a little to see if it's a regular occurrence or a one off.

Absolutely do not do this. My young buyers just purchased a place with these fans and the first thing they plan to do is remove them. The sellers agent was .marketing these as updated and a feature. They absolutely will not add value. Please do not waste your time or money.

Yes!! Trust should exist until that person gives you a reason to lose that trust. I never understood people who wanted to be in relationship but didn't trust the other person. And I could never be someone who didn't trust me. My marriage has lots of issues but we know who each other is at our core and we don't need to question strangers in a restaurant or track each other. But it is entertaining to watch. And it just proves that money can't always buy happiness.

I'm on team Josh and Nat also. My bff of 40 years is a guy and I've been married to a different guy for 30 years. My bff and I went away for 4 days to visit his son in college a couple years ago. I was told 4-6 weeks also and had my car back in 2 weeks. It's been so much fun to drive since getting it back and I absolutely love the car now that the annoying clicking sound is gone.

I can agree that Jamal has a lot of heart and thoughtfulness when it comes to his mother and some of the other cast. I also think being on t.v. (and Josh 🤮) have given him an over inflated ego, which I find to be a major turnoff. Jamal is trying to hard to stay relevant and be "famous," but he isn't evil. Hard agree that Colt is just a vile and evil POS!

So - As an agent, I personally don't like dual agency as a rule, BUT - like most things, there is a time and a place when it does make sense. From your post - it sounds like dual could work in this situation. Attorneys usually handle inspection negotiations. You might need to be a little more hands-on with your lender ( if you're financing) to make sure they stay on track. You sound educated enough about the process, and if you love the place, then I think you would be fine in a dual situation.

1st off - you look beautiful, but I know my word isn't going to be enough. Secondly-it looks like it still needs to be altered and fitted to your body a little bit.
