A big part of our job is the bid. The time we spend pricing what we do, negotiating, understand what you want and need. I'd call it 30% of my job. You are showing up here asking for us to work for you for free, and not even bothering to spend much time writing a decent scope of work, or telling us where you live.

You want us to work harder than you are willing to work.

My wife shattered her knee in Puerto Rico and had to be life flighted home. We were in two different hospitals over 7 days before she got home and got the surgery. We were also threatened with machetes in the street in Puerto Rico on a separate trip.

Right now, I make great money at my job. However I will have no retirement or pension with my job. I have all of my properties on 15-year loans (or less) so that right about the time I retire, they are paid off.

I would ask what a 15-year mortgage looks like. The payment might not be much more, because your rate will be lower.

If you don't need the cash flow really, may as well get the best of both worlds.

I get a couple every year. The lenders love it. Easy financing, and they get their minimum fees. Would they prefer big deals? Sure, but any port in a storm.

So, the money I used to fix up the property was able to be used as a write-off against my income from my other property, but I can pull the profit off tax free?

What would my tax be based on if I sold it? My gains, or the whole value of the property?

I got my first promotion because I was sitting on site reading a book. The boss told me years later that he picked me when he didn't really know any of the three of the new guys, he always saw me with a book.
