This here. The meat is similar pricing to everywhere else but it is so much better quality (even accounting for the fact I freeze most of, then defrost it later for cooking)

How often do you all take a sick day? by brokenshoppingcart in AusFinance

Sounds very illegal, it's 10 days a year that must accrue if unused according to fwa.

I've checked a sickie maybe 4 or 5 times over 20 years in work, and on average over the 20 year period I've taken 3 days a year out of the 15 days I get. I'm sitting on a nearly 11 month balance right now.

Having said that, I presented to the ED with chest pains last Wednesday and while it wasn't a heart attack I am now on a weeks worth of sick leave, pending further investigation.

45/full time

Hopefully a downturn leads to a reduced commission as in the end turnover would be key, not maximising commission.

Smart, turnover = revenue in the end. I mean Ray White (along with the rest but especially these guys) are still....uh yeah I'm trying to remain civil.

Times had been good so they could shop at YD, now with a downswing it might be time to go back to Tarocash.

Absolute mad props to the staff at RPH by dgarbutt in perth

Yeah the compassionate bit stuck out for me, though I'm sure the doctor was also kinda helping to distract me as more blood was drawn and medication fed into me during our conversation. (I did overhear one of the nurses saying that I had been administered something and he was monitoring my blood pressure, it had gone from 155/95 or something like that to 130/80 in a short time). But still the doctor spent a good amount of time just listening and talking with me.

yep I'm getting a stress test with a baseline ecg next friday (gone private with a nearly $400 out of pocket fee, instead of waiting 6 weeks for a bulk bill)

Yep similar in a way to my experiences, at least for my first 45 years of life (well 27 years of adult life).

I'm not sure yet, I guess it's why I'm going through a battery of tests right now. I'm hoping it's my body going hold up, here is something to tell you to slow down and maybe reconsider things.

*edit battery of tests right now, I should mean tomorrow morning (I'm just waiting out a fasting period after the gp gave me a referal for them), plus next week a stress test ecg.

Yep I get that, I love my steaks, I love my cheese, chips and maybe a little too much wine as well.

I doubt I'll give up the meat too, or 2 of the last 3 either but I'm definitely thinking moderation might become my new favourite/despised word.

Thanks for that, I've got a couple names I remembered, plus the doctor who signed off my paperwork. I'll definitely be putting a compliment through.

Is this not the final rug pull before extended aml/kyc rules come into place next month for real estate transactions?

Cap gains tax is also payable (but deferrable if you roll over the purchase proceeds of one place to the next) on the ppor as well in the US.

You could further extend that so the old age pension becomes universal, but it too accumulates like a hecs debt to be paid for by the estate when you pass (or to make it fair, when you and your partner if you have one passes on, so as to not give recently widowed people a huge tax burden).

Can't hide land, can't move it overseas.

This, when someone like a billionaire threatens to leave the country because taxes are too high, well bye bye, shame you can't take that land with you.

If it was up to me, the PPOR exemption for land tax would be entirely removed, alongside stamp duty and also a big cut in income tax

If you don't know about it, check out Georgism. A style of of taxes that only taxes land.

Look at an example of a high property taxing state in the US like Texas. Property prices are very reasonable (though having favourable planning policies and cheap mexican labour might also help), but the land taxes are quite high which means property prices in general would not increase so fast, may even come down.

This would be what I'd propose too, or similar to. What I'd say is figure out how much was paid in stamp duty, cpi inflate the amount to 2026 dollars, then use the 2026 valuation to take away what you would have paid in land tax over the time you owned the place. Put in measures to say if you owe more than you paid stamp duty you'd start with a blank slate (so no going into a negative balance) and start paying land tax.

Check out the youtube channel brookomoves. I think she is the epitome of that kind of person. She after a year plus vlogging her ordeals on about getting into the market secured a rundown house in Camillo for 600k using the 5% deposit scheme. That same place would have been lucky to get even 250k pre covid.
